DO NOT CONTRACT VANGUARD PLUMBING FOR LEAK INSPECTIONS

Our condo association contracted Vanguard Plumbing for inspecting a leak in our condo building a few weeks back. They charge close to $2000 for a leak inspection visit (10 times higher than average leak inspection) and came to the conclusion that our unit is solely responsible for the leak with no visual evidence. No photo or video evidence identifying the leak is indeed from our unit. The inspection report is merely one sentence. Based on Vanguard's inspection, we ripped our bathroom open to expose the pipes that Vanguard has deemed to be the origin of the leak and asked them to come back on site to find the actual leak. Their response is they are actually not sure where the leak is because they cannot see through walls. And they will not follow through with previous inspection result and actually find the leak. So what are we paying close to $2000 for? A guess? At this point Vanguard is liable for their inspection result and need to follow through with evidence of actually finding and fixing the leak. If you don't want to pay $2000 for inspecting a leak and not actually finding the problem, DO NOT USE VANGUARD.

I know their business have a lot of good reviews from various plumbing work. I'm providing this perspective on their inspection service.

This company just wants your money and wants to keep coming back to “fix” the issue and charge you more money to make quick fixes, and then when the problem persists, they’ll come back and charge you to make another quick fix. Either they don’t know how to diagnose the root cause of the problem, or they want to keep coming back to milk the problem for all the money they can. Either way, when confronted about it, they got defensive and didn’t try to make it right. Buyer beware. Charged $400 for same day toilet auger and clearing. (Roto rooter will do same service for much less and with a 2 hour turnaround). Then, when the issue came back two days later the came back for no additional charge to auger again but charged $100 parts and labor to change a $40 part that was sitting in their truck. The issue came back again, and by this point it’s clear they don’t want to actually resolve the actual issue, but want to come back and charge parts and labor to “fix” another aspect or to charge the price of a toilet to replace the toilet, when it should have probably been done the first time. I was hoping to use this service for some larger projects I have coming up in the future, but I don’t think First Chicago plumbing is a match. Two stars because they did actually call back and were on time and followed up during the service to explain what they were doing and again after it was done.

This morning as i was headed out the door i noticed something out of the corner of my eye. soap bubbles. at the rim of the kitchen sink. odd i think to myself and walk over to inspect. the kitchen sink is completely full of water which is really odd because there was no water running. i call work and tell them i will be late and go grab the plunger. i plunge and i plunge and nothing happens so call a plumber i must.

rob was the 3rd plumber i called and the first who answered his phone. i told him the problem. he told me what he thought it was. he told me he would call me back in 10 minutes to let me know when his guys could be over.

in the meantime i got distracted by the apartment building on the corner catching on fire.

15 minutes or so later rob called back. his guys would be there in a half hour to an hour. about 40 minutes later two guys showed up. took some things apart. snaked some things. got the water draining properly again. i'm on the first floor and the main line for the building was filled with a rock of grease. they showed me a pipe in my sink's drain that seriously needed to be replaced. it had a huge rust spot and completely crumbled upon further inspection. a quick trip to home depot for a new pipe. installed the pipe and out the door they went.

i am a new homeowner and this was my first time dealing with a plumber. i can say with certainty these guys will be my first call next time i have troubles!

Here is what I really appreciated: (1) this is a family business (father /son), (2) they are responsive (Eduardo was telling me they do 24/7 service), (3) they showed up on a Saturday evening - I had called multiple plumbing services, several had a $250 weekend charge just to show up (not including labor or parts), (4) they finished the job and did it well. I appreciate the grind, efficiency, and professionalism of this family owned business.
