Within a year after purchasing our Pulte home we began to notice numerous cracks in the drywall, tile and foundation. About half of our doors would not close because the door frames were no longer square. Even though the house was only a few years old, Pulte refused to even come look at it. We sued Pulte, along with about one hundred other homeowners in our neighborhood for the building defects.

Over the next four years we learned that our neighborhood had been built on expansive soil. This means the soil under our foundations would absorb moisture and expand. Then when the soil dries, it contracts. If the foundation is not properly built to withstand the force of this continuous expansion and contraction, it cracks. Since the soil does not expand evenly under the foundation, one part of the house can be forced up, while another part of the house will drop. Our foundation had a 3.7 inch deviation from the high point to the low point.

Another thing we learned during our lawsuit is that a post-tension foundation is the bare minimum a builder can do to prevent these issues and unfortunately it doesn’t always work. To use an analogy, our foundation is a ship with a cracked hull floating on rough water and it’s breaking apart. We needed help.

We contacted Arizona Foundation Solutions. Ryan Tracey came to our house and clearly explained the process. The soil around our foundation was tested. A leak detection test was done to ensure we did not have a leak under our foundation. AFS also inspected and measured our foundation. All of this information was sent to an engineer to be examined in order to determine what needed to be done to save our house.

Ryan presented us with the solution and provided us with all of the documents. It was determined that the back of our house was sinking. AFS would use 16 piers to lift and support the back of our house. Holes would then be drilled through our foundation to pump a poly foam under the foundation. This would help level the foundation and fill any voids.

On the first day of construction, Steven, the foreman, introduced himself and his crew, Jose and Jorge. Over the next few days Steven and his crew went above and beyond what they had to do. After they raised the back of the house, my wife could not open the front door. Steven came inside and fixed our front door for us.

For the next step in the process, Sarah and Alex arrived and began drilling holes through the foundation. They then pumped the poly foam under the foundation. Afterwards, they sealed the holes. They even replaced our carpet for us.

As you can imagine, this whole process made an incredible mess in the backyard and inside the house. After they were done, Steven, Jose, Jorge, Sarah and Alex left our house in immaculate condition. My wife and I felt completely comfortable with them working in and around our house. We appreciate all of their time and hard work.
