I carefully reviewed a number leak detection services on Yelp before calling my second choice plumber, Mr. Rooter Plumbing of the Oakland... The first choice did not respond to calls and text and reviews suggested he was too busy to respond.
Mr. Rooter answered the phone, gave me a same day appointment and the tech arrived within the 2 hour window. Carlos was helpful and friendly as we tested various water sources to see find the leak. He found the broken pipe and we discussed how to repair the problem. Luckily, it was an exterior drain pipe running down the side of my house and the break was at dirt level. Unfortunately, there were multiple connections making access limited and difficult and a foot of dirt needed to be removed to get good access.
Carlos provided an estimate within 10 minutes after assessing the situation. A whopping $1,960 to remove all the ABS pipe around the leak and replace it with steel. Of course, there was a lower cash price reflecting about a 10% discount. Although this plumbing was new construction and the home improvement project recently passed building code inspection Carlos asserted the existing ABS pipe was non-compliant and must be replaced. He declined a temporary repair to prevent sewage from getting pumped into the street. I asked him if he had had some rubber fittings that would simply wrap the disconnected pipe to prevent further leakage. He declined to consider a temporary repair. I asked him if he would help dig dirt to expose the pipe while I consulted with the contractor responsible to seek a warranty repair. Carlos declined to help. His only proposal was to pay in full to remove everything purportedly non-complaint with Berkeley building code or do nothing. He left after I paid his $180 fee for the site visit. He promised to send me the estimate but it was never received.
I called another plumber I have used in the past but was unavailable on an emergency basis. I excavated the pipe by hand over the course of an hour to allow good access. The known plumber arrived the next day, assessed the problem and proposed a simple repair. I agreed. He went to the store for parts and completed repairs within an hour upon returning. Cost was less than $200.
Mr. Rooter responded quickly apparently trying to gouge a needy customer. I'll never call Mr. Rooter again. I will share my extremely experience with anyone looking for a plumbing recommendation. Beware of claims that pipes do not meet building code and all or nothing services. Had my project not been inspected recently I might have fallen for the building code error and wasted a lot of money.
