So, I have a lot to share, hang with me.In April 2023, our tenants notified us of a water heater leak. Smith said they could be there in 2-days which was a Friday, so we scheduled it.Normally, I am there for any repairs or work that needs to be done at the property, but I figured its just a repair/inspection job so waited for them to call me with what the issue was. I had a feeling it would need to be replaced.I got the call shortly after they arrived that it needed to be replaced, it was super old and the leak was not fixable. There were several quotes provided, from $12,000-$2500 and they were all essentially the same unit, just different extras like extended warranty, annual inspection visits, and other bells and whistles. We opted for the 2nd to the last option which was around $3600 after asking for a discount ;) (military and first responders DO get a discount without the begging!)We scheduled the install for the Monday of the following week. Again, I am normally THERE for repairs but for whatever reason, I didnt come to the water heater replacement. I wish I had :(They finished up the same day but required one additional day for inspection. Everything was done by Tuesday and it seemed fine.By Wednesday afternoon (2-days POST install) I received a phone call from the tenants that there was massive flooding and severe damage to the garage and ceiling. I immediately left and called Smith on my way over to request they meet me at the rental property. It was too coincidental for there to be water damage in the same area where the water heater had just been installed.Oh my gosh, I lost it. The tears started flowing as soon as I saw the damage. The entire ceiling was collapsing from water damage and the interior bedroom was also caving from water saturation in the attic.I knew IMMEDIATELY what they had done wrong.Years ago there used to be a swamp cooler on the property but we had it disconnected and removed it. However, there was a copper pipe that ran from the old water heater to the swamp cooler, once upon a time. It had been disconnected and just kind of hanging out in the back of the garage, near the water heater for years.For some reason, the person who inspected it the week before to see if it could be repaired, had documented that this pipe needed to be reconnected (this was never discussed with me over the phone). And the install team that put the new water heater in on Monday didnt question the instructions provided and connected it, having no idea where it led.Little did they know the pipe led to nowhere, it just was hanging out in the attic, spraying water all over the attic-space and essentially flooding it for 3-days.Once Smith understood what they had done wrong, they called their supervisor because it was obviously much bigger than a couple of repairmen could handle.Then Freddie arrived, he is the supervisor and was really great. My husband was very upset at their mistake and I was in tears that there was SO much damage but Freddie was very reassuring and calmed everyone down and explained that they would fix it.And that is exactly what they did. E-V-E-R-Y single point of water damage was repaired. The carpet padding was replaced, the insulation was removed and replaced, drywall installed, and new paint.I have to give so much thanks to Freddie, he was always quick to respond anytime I had questions or requested an update (it took about 2.5 weeks to get everything back to before the water damage) and he was so kind.I gave 5-stars because of how Freddie handled this situation. I cant say for sure if I will call Smith for future work but I do have to say Freddie has left me feeling like a valuable customer. I hope Smith understands how important it is to have a person like Freddie on the team. He de-escalated a stressful situation and made sure everything was 100% back to normal as fast as he possibly could.THANK YOU FREDDIE!!!!!!!!!
