I recently had some water damage to my apartment caused by an upstairs neighbor. My HOA uses AquaTek. They were called out twice. First, they were called out in response to a leak in the underground garage below my unit, which, after failing to gain entry to my apartment, was ascribed to an overflowing kitchen sink in my unit.
The HOA then sent me a bill for $324 based solely on their plumber's guess. If he'd gone upstairs to check with the upstairs neighbor and actually investigated the issue he was paid $300 to look into, the problem might have been discovered.
The HOA called them out again the following day when I discovered my apartment was soaking wet and so was the hallway. This time, I reported the leak was coming from above my unit and I was home. Nonetheless, their great investigation skills led them to believe my unit was leaking until I spoke with the plumber directly and he decided maybe the second floor might not be a bad place to go.
Even then, though, he didn't seem to do any further investigation. He went upstairs. He came back downstairs and misreported what had happened. I later got the correct report from my upstairs neighbor.
In any case, stay far, far away from these guys. Laziness, incompetence, and baseless guesses seems to be their MO.
