There was a leak under the bath tub and I placed an order to LandmarkHW, the company that handle the home warranty policy. I received the email from SWAT confirming the appointment the next day, a reasonable response time. The technician, Mr. Michael S., was on time. His diagnostic for the leak was not correct despite my explanation of the possible source of the leak. I even showed him the area that was showing the leak, outside on the foundation of the house. He mentioned that I need to remove the small panel before he could take a look at the area that I thought the leak was. He was so much in hurry to leave. On his way out, he mentioned that after the panel is removed, I need to call SWAT for re-visit schedule. I called a handyman who has done work for me before, Edd Rich. He came the next day. Took him less than a minute to remove the panel and within 15 minutes the leak was fixed. Total cost $40. The leak was at the place that I was expecting to be. If it is my choice in the future, I would not use SWAT for any service, it was a waste of $70.
