American Leak Detection of Maryland

We had a very perplexing leak in which water would start pouring out of our living room ceiling after running a shower on the next floor up on the other side of the house for an hour or so. Of course, it wouldn't always happen. We had multiple plumbers, contractors, and bathroom remodelers try to figure it out, to no avail. Our insurance company then recommended American Leak Detection to conduct a full inspection to determine the cause and to produce a report. We were able to schedule ALD on short notice and they completely solved the mystery leak within a couple hours.

Our technician, Brian, was highly experienced, perceptive, and professional; he performed a small number of water tests and made a precise deduction about the most likely water path and leak mechanism, which turned out to be exactly correct: our washer's overflow drain was oddly joined to the shower system such that water would flow *backwards* if the shower was draining too slowly, and then it would get into the walls and ceiling on the other side of the house.

All in all, ALD and Brian were a pleasure to work with and their leak detecting capabilities are unparalleled. If you have a mysterious or 'impossible' leak, call them before you call the plumber!

Brian came out and was professional and knowledgeable. He explained what he was doing every step of the way. When he was done, he marked the exact spot where the underground leak was believed to be. Terrible company and any report should not be trusted.

The technician who came out to the property (rowhouse within the city) did not bring a ladder tall enough to get to the roof, knowing leak was coming from roof into the home's ceiling drywall. We had to go door-to-door with technician to gain approval from neighbors for technician to walk across roofs because of ladder inefficiencies.

After inspection, technician can see frame of home exposed and knows water is coming into home because of hole in the old chimney that exposes the frame, but denies that water is leaking on two levels because of it!

Technician gives radically false claim that a small gap on the outside of the shower is causing water to leak onto the level below! Rain comes in through hole in roof, gets to wood frame of house, causes massive damage in bathroom ceiling, but somehow the same rain water gets onto the level below because of a small gap outside the shower that's not exposed to water from rain.

Ridiculous.

Great job at diagnosing leak. main issue is that they removed the toilet to snake the sewer line, but would not replace the toilet even if I provided the wax seal. in my opinion that should be part of the job.

I had a busted well line pipe it was pretty obvious because water was entering my basement from the area of the pipe they failed miserably at finding this leak save your money

Shawn showed up on time and explained the procedure fully. He went to work right away. He suspected where the leak was and found the leak exactly there.. Suggested corrective action. He finished checking the entire pool liner, steps and benches. He would have fixed the leak right then but had an equipment problem. Very satisfied and will use them again (but hopefully not).

Don't expect much in the way of documentation or detail, let alone customer service. They inspected my pool for a leak as part of a home purchase and charged me $675 for the privilege. Diver was very professional and friendly and appeared to know his business (as was the receptionist). Unfortunately the report consisted of two brief paragraphs in the description field of the invoice. Wha? There was almost zero detail about the methods used and conclusions to be drawn from the entire process other than 'there are two leaks'. Essentially I was told what was already clear from standing poolside and looking down at the bricks placed over the drain in a primitive leak repair.

I contacted the owner in the hopes that I might get a little more detail and analysis. He would not take my calls. Too busy, I was told. Three weeks later I received a terse, combative email with a typed letter responding to my concerns. Referred to me as aggressive. Nope, not aggressive. Merely dissatisfied and hoping for reasonable value for my money. I had a home inspection for the same price and the report was incredibly thorough, detailed and professional. I now know exactly what parts of the home need my attention. Shame I can't say the same about the leak report. All it tells me is I need to be better at screening contractors. My receipt of shame.

To be fair, I did learn that the pool had no structural issues, which was one of my goals from the start. But I don't feel particularly confident in that conclusion given the shroud of secrecy regarding the testing methods (the dreaded proprietary excuse) and the vague language used to describe conditions. How hard is it to produce a real report with some actual detail and the occasional photo? I don't need War and Peace but something other than a glorified bill would be nice. The owner even refused to answer my question about an alleged leak at the pump. I'm told that 'a leak exists' is all I need to know. How big? How much water is leaking? I wouldn't know because they aren't saying. And is it too much to ask someone to pick up the phone and have a conversation? Apparently.

Unfortunately this is a niche industry and I couldn't find any other providers who weren't extremely busy. I'm reluctant to knock a business because my experience is a small sample size and this was possibly an aberration. This is someone's livelihood after all, and I want to be respectful of that. And if the owner had picked up the phone and/or seemed even remotely interested in satisfying a customer making a reasonable request I wouldn't have made a peep. But I feel ripped off and don't want anyone else to be subject to the same treatment.

We had Tim Hopkins from American Leak Detection come out to our house to help us find the source of some leaking windows and doors. He was very thorough and took his time to identify the source of the leaks. What we were most impressed with, though, was that when we called during the warranty period to tell him we still had some leaking even after caulking the areas he recommended, he came out to our house without hesitation and spent a lot of time going over the areas again to pinpoint the source of the leaking.

Brian K. Was Great and professional. I was referred to ALD by my plumber because our house is built on a concrete slab and our pipes are old cast iron and leaking water in multiple places. We would not have found the leaks otherwise, I highly recommend and would use them again.

I live in Townhome and water was coming in under the walls from in between mine and my neighbors unit. We had to shut off the water for all 6 townhome unit’s (we share a main water shutoff). The technician they sent out, John, to examine and find the leak in our pool was great. He explained everything to me and actually fixed one of the leak paths. Identified the other leak for us to fix. Had numerous instruments and gear to find the leaks and he probably had many other things in his truck that he did not need for my issue. He was in and out of the pool numerous times to make sure he found everything. All in all I was extremely satisfied and would recommend them to anyone that needs a leak located.

I have a hot water line leak in my one level rancher that has no basement and no crawl space. The hot and cold water lines run under concrete slab, criss-crossed by the pipes for the baseboard heating system. Mr Brian K from American Leak Detection came to inspect the pipes to see where the leak was coming from. He was vary professional and to the point.

Horrible experience! Would not recommend to anyone. I contacted them because my contactor at BGEhome had diagnosed the issue as an underground water pipe leak. However, one of the technicians at this company was very rude to the BGEhome contractor and continued to complain that contractor was wrong about the pipe leak. He was very unprofessional and undermined the contractor's skill level by using profane language. Eventually, after many complaints to the company, they sent a senior technician which discovered the water pipe leak. Being that this was an emergency situation where I had no water for 10 days, I did not need a technician complaining about how they couldn't find the leak. Instead, they should have sent a more capable technician in the first place. Again, I would not recommend this company to find your water pipe leaks. Please use another company.

I had an issue with my new roof (that’s for a different review) anyway, they came out for 2 inspections. The first report had to be returned to get the photos, but the details were available, but that was through the company my insurance carrier hired. The second time for the same issue, but I had to pay, the technician didn’t come with a tall enough ladder for the roof and stated it would be a $150 charge for ladder assist, but could tell the problem from the attic. I didn’t mind paying the extra money, but then they said the appointment needed to be rescheduled, so I opted for the attic check because I specifically flew into town for this appointment since I was not living in the area at the time. It’s ridiculous!! Needless to say, I had to go with the attic check. There were 2 areas of the house to be tested for a charge of $675. I pay the money and the report is completely devoid of the area that required the ladder assist. I emailed twice and called, but ALD never responded. The technician claimed there was no issue, but where was it in the report?! I suppose their company motto is we’ve already got your money so we don’t care. I even Cc’d the insurance carrier on the second email before calling them and nothing. This complaint will also be posted to the Better Business Bureau due to poor business practices.

Brian was on time and throughly investigated our situation and explained what needed to be done.

I hired this company to detect a repair a leak. They came for about 45 minutes and did not find the source of the leak. Then when the technician left he forgot to turn on the main water line. When calling the company back, they said they're closed and cannot send anyone. The level of unprofessionalism is unbelievable.

We had water getting into our home from 2 recent storms. The drywall was saturated and the wood floor buckled from the water. The source of the water could not be determined for certain.

Our technician Brian K. was very thorough and made sure I knew all the details of the issues, and how to resolve them.

I have a leak under my home and was worried about all the work needed to find the leak and American Leak Detection was referred to help locate the leak without digging up all my floors, yard and who knows what else. Charles the Leak Detection Specialist was very informative and explained the process and answered any questions I had. This will save us thousands and well as give me comfort to know the job was done correctly.

We were referred to American Leak Detection to find the source of a suspected leak in the water line to the well. Brian K was able to arrive early for our appointment since his prior appointment time had changed. He was very professional and efficient and found the leak which turned out to be in our goat pen. He had no hesitation whatsoever about going in with the goats. He mentioned that it may be a bad coupling based on the spot of the leak and the length of pipe running from the house. When we contacted the the company that serviced the water line they were so pleased to find that the leak was exactly where Brian had marked the spot. Turns out, it was a coupling that had rusted over the years. The company that serviced the well line recently reached out to me to ask who we used for the leak detection and I was happy to make the referral. Definitely would recommend this company and would use them for any future needs.

They did a sewer pipe inspection for me but never sent me the report. I called and emailed a hundred times and no one was really responsive, Specially the manager. It’s like they don’t care about their own business and costumers.

This is crazy. They came out twice and mark the leak on my return line and they have been wrong twice. I don't even know what to do at this point.

I wanted to add. Daniel reached out and offered to help get this resolved. I really appreciate it and hoping they are able to pinpoint this leak.

I've had a pretty substantial leak in my pool most of the summer, and had been putting off having it looked at until the end of the season so that any repairs could be completed after the season. I wish I had called sooner because not only did Tim from American Leak Detection come out and find all the leaks, but they were actually minor leaks that he was able to fix as he found them!
