I have two 50-gal water heaters, and after 20 years, one of them died. It was time to replace them both. After some research, I have decided on the high-efficiency tankless water heaters, specifically the Navien model NPE-210A2. Now comes the arduous task of choosing the right plumbing company; I set out to call all the top-rated companies in which John's Plumbing & Drain Services was included.
My objective was: 1) a reasonable price, 2) speedy work, 3) a permit, 4) additionally, an installation of a whole building water filter.
John himself came to check the site, and shortly after, I received the proposal. Notably, I was told how long it would take and the steps of the installation process.
John is intelligent, easy-going, and an amenable person. The work executed by him and his team is neat and, most importantly it is timely and thoughtful; the job done has a sense of harmony, a beautiful proportion, and balance.
While working on the project, I received regular communication updates from Anna via text or phone. Anna is an excellent asset to John's Plumbing & Drain Services team.
John's Plumbing & Drain Services is now the company for all my properties' plumbing needs.

John came out to unclog my kitchen sink and replace my garbage disposal on a Friday evening during the holidays. I have to say that I am super happy with Victor's service. He and his partner arrived and took their shoes off without being asked before entering. Why is this not more common with service people and you have to ask or don't want to feel weird asking them to take their shoes off and just let them walk around your house with their dirty shoes? Anyways, my review is not about them taking their shoes off, just that they respect your property like it is their own. I had a shower that was turning out lukewarm water and a toilet that kept running. Victor gave us a very reasonable price and fixed both with parts that he had with him in a short time. I took a super hot shower for the first time in a long time, and I am thankful to Victor and his partner for providing us with great service!

They claim to do “emergency plumbing services” however, when I called with a plumbing emergency, I was told that they couldn’t get a hold of their night on-call plumber. He gave me the plumber’s phone number and told me to contact him directly. I did, and no response, and mailbox full. I let him know, and he told me to “text him instead,” - the runaround was very disappointing. Chasing down your plumber is not my job, especially in an emergency situation.

Love the salads and the way they organise the ingredients. The best thing is the cookies loved them so much I use to order them regularly. Good people good vibes.!!

John was punctual, professional and quickly identified that the water pressure coming into my home was extremely high. He replaced the necessary pipes and gauges and adjusted the water pressure to the correct levels. He also replaced the gas pipe to my stove so that it fit flush again the wall. I highly recommend his services.

We had an earthquake shutoff valve malfunction leaving a unit without gas. I called John's because the guy on the phone sounded like he knew what he was talking about. Victor came out and did a great job with the repair. I would use them again!

Our HOA have been using John's Plumbing for our condominium for long time now. They always provide down to earth plumbing service you can rely on. I had a main water line emergency. Victor and Gestlin came out to repair the water leak in a hurry. Within a couple of days and over the weekend, the waterline was finished and I had water in my house. I wasn't happy with the main water pipe installation which was outside a retaining wall as I always felt professional plumbing, pipes are always hidden away from view. Victor knew I was not completely satisfied with the job, so they came back move the pipes inside the wall and out of view. This level of customer service is not common in the construction industry. Overall, I recommend this business and crew to everyone.

John's Plumbing is my go to plumbing service. John is always very responsive and usually comes out on the same day I contact him. My property is on a hill, so the plumbing and sewer line can be complex, but John and Victor are always willing to do the job, and they do it well and promptly. Highly recommend!

The joys of home ownership! On New Years Day we discovered a leak from a burst pipe in our attic. After searching for emergency plumbers I came across John's. They were able to fit us in on Sunday morning, and despite the fact that this was an emergency job during a holiday weekend, their prices were extremely reasonable. We had a sewer problem and call John’s plumbing. John came over and did camera inspection by showing me exact location where it needs to be fixed. We needed a fair amount of work done to the sewer drain under our house. We sought several estimates and while John’s Plumbing wasn’t the lowest, their rates were reasonable and Victor promised to take care of any issues that might arise as a result of their work (it’s a 100+ year old house so we have to anticipate these things). Victor and his team were expeditious and did the work in a professional manner. Upon digging, they learned the pipe configuration wasn’t entirely as they’d expected but he honored their original quote. We later discovered an issue with an attached pipe that we believe was impacted by the work that had been done, but even though there was no way to be absolutely certain and know for sure, Victor worked out a reasonable arrangement with us and resolved the issue. He was professional and twice demonstrated that he was a man of his word — there’s not much more you can ask for.

Since the first time I had John complete some work at my house, he is always my go-to plumber. He has repaired a dripping faucet, replaced an entire kitchen faucet, fixed a leak within our closet wall, replaced our electric water heater, and I have even had hime repair a few leaks and issues at a property I manage (perhaps I missed a job, but hopefully this shows how dynamic he is in his work). Needless to say, he is talented in his trade.
As for quality of work, I must say that his work is exceptional - keeps the area clean by covering the flooring, repairs are also done cleanly and precisely. He also recommends repairs or products that he himself would use, or that he can guarantee. His response time is often quite quick as well.
He explains every detail calmly: what the problem is and the best way to go about fixing the issue, how the job will be done, what you can expect - time and quality. Some service providers may try to rush the evaluation, speak quickly to move on, push to confirm a job, or even talk down to my questions, but John is very calm, patient, and just sincere. His best qualities are his politeness and honesty, so please, if you hire him, be polite and honest.
Hopefully, this review is useful, but not too good, because I would not want him to be too busy to help me out in an emergency! :) Thanks for everything John!

John was quick to respond, gave fair estimate, and came same day to do repair (replace shut off valve for house main). Work looks great and backed up by much better than average warranty on work which I interpret as someone confident in his craftsmanship. I had a sewer problem and i called Johns plumbing. The company did a camera inspection and found the problem. They fixed the problem and they did an amazing job. The camera inspection was the key to my issue. They knew exactly what to do and they did it very efficiently. I would highly recommend them.

If i may say, there is a reason why they are rated 5 stars. Anyone that felt moved enough to review John and Victors (and big John Sr) ability to not only get the job done, but to do it well and always on time. Others that have had the pleasure to do business with them have done their part to let everyone know that these guys are the real deal, and not I'm more than happy to do mine. I discovered a wet bathroom floor yesterday morning. I checked local plumbers online and found John’s with a super high rating and numerous writtten testimonials. I called and was advised a technician would be at the house in about an hour. The technician called en route to let me know his expected arrival time. He quickly diagnosed the problem - - old pipe which was literally disintegrating (he showed me the removed pipe). I appreciated the courteous service on the phone and in person. The price quoted was the price charged. No upselling , no special annual contract. John’s is now my go to plumber.

On Tuesday water started to suddenly flow out of my kitchen sink cabinet. Upon further investigation, it turned out that my garbage disposal had decided to walk off the job. Called John and he was at my place with a new garbage disposal within 2 hours and it was installed an hour later. Easy, no drama, fast. I was so thrilled that I could get it done not only on the same day, but within hours on the same day. Truly stress-free experience.

Made a phone call, and within 5 minutes I was on the phone with John explaining my water heater problems. He said he'd have a tech over within about 2 hours. 30 minutes later Victor showed up!

Sadly, it's time to say goodbye to the water heater, but the fact that they were professional and honest enough to tell me it wasn't worth the $400-$500 to fix the part on the 13 year old heater was appreciated. (The Sears techs previously came by twice, showed up an hour AFTER the 4 hour appointment window THEY set, and were extremely rude.)

We have a big house in the hills. Our drain lines were completely stopped up after years of lack of maintenance and our entire lower floor was flooding fast. Things were not looking good and the rain was relentless. John's excellent plumber and his assistant arrived within an hour and went to extraordinary lengths in the pouring rain to completely clear the drains (and gutters) including at the end of the day, having to bring in a hydro jet unit, and they drained and dried our downstairs like it was new.The rain has continued for days and there's not been a single issue since their excellent work.

I currently live in a condominium. Water flowed back from the sink drain in my kitchen. 6:20 pm, which is dinner time. This was embarrassing and worried. John responded promptly to my sewer backup emergency on a Sunday. He was the only one of five plumbers I called who answered the phone or got back to me. His crew did a thorough investigation with a camera and discovered the source of the blockage. He saved me a lot of grief and prevented more serious damage. A lot of work at a reasonable charge.
