Overall, we're happy so far with the work that Arizona Foundation Solutions completed. We had both sinking and heaving in our home and we're quoted 12 piers, a moisture removal system, gutters and some other smaller repairs to the stem wall. I will say when the sales rep comes to your house after the initial engineering report, there's a hard sell to make a decision immediately. When you're talking about $20k+ it's a little stressful to be told you have to make the decision right away or you'll lose discounts. I feel like we could have gotten a better loan if we had time to shop around a bit. I didn't like feeling that way right off the bat.

Work began on time as communicated to us but there were some miscommunications between the office and the guys on site. The different crews weren't aware of when each other would be there and what work would be completed when so there were some delays where one crew was waiting for another to finish up.

There was a rather large issue, which AZFS made good on but it probably shouldn't have happened in the first place. We have a pillar on our front porch that was supposed to be stabilized and raised with two piers. We were told by the engineering assistant and our sales person that the column was load bearing and we had expressed that if it wasn't we would just take it out, no point in paying to prop it up if it didn't serve a purpose. After the holes were dug and the piers were placed (our kitchen window was broken during this process, but I'll elaborate in another paragraph), someone mentioned that the pillar wasn't load bearing at all. They got the head engineer on the phone, showed him video and he concluded it was not load bearing. We are waiting on a refund check for these two piers and I'll update if we run into any issues receiving that.

After the kitchen window was broken, they did have a company come back out same night to replace with a temporary single pane of glass. They ordered the dual pane window but the communication has been rough on that process. The window company has a contact at AZFS but we don't receive any updates. Last week we had a guy show up at the house during the day, unannounced to replace the window. We were at work so we couldn't let him into replace the window. He said he called someone (guessing Terry at AZFS) but there was no answer. We haven't heard back from them on a date for install since then. So, still waiting for our dual pane window to be replaced.

Final walk through notes: You have to be SUPER diligent with the crew during this final walk through. We have been finding broken sprinkler heads, pipes underground, lights, etc. since the work was completed. We should have turned on the sprinklers while the crew was here but honestly, I would have hoped that would be part of their final walkthrough checklist. They did the digging, I'm guessing they knew when they hit pipes. Also, they say it'll look like they were never there. It doesn't look horrible but it's also not nearly the same. The landscaping rock that's in our backyard was absorbed into the pile of dirt that was dug and now we have a dirt path with huge chunks of foundation concrete and bedrock. Not the same, but it's cleaner than you'd think it would after all the work. Maybe less of a hard push on how you'll never know they were there would help to manage expectations.

We'll have another level test in 6 months so we'll see how the house is settling. Hoping there's no further work needed because it is pretty stressful to have all of this stuff done and have to stay on top of the crew, the company, etc. and deal with all the little things that pop up. As far as we know, the work was done well but only time will tell.
