Mike Counsil Plumbing did a great job to help identify the source of a 20 gallons per day (3,360 gallons per week) water leak at our house and then replaced the leaking connection with a water shut-off value.We were notified by Beacon (the firm that regularly checks our house water meter via EyeOnWater) that a water leak had been detected at our house. We ruled out a toilet leak, a leak in our irrigation system, or a leak in any of our other appliances.Mike Counsil Plumbing responded to our call by sending out Gert Visser and he systematically walked our property and crawled under the small space under our house to rule out common house water leak sources. After a small puddle of water was found behind our garage, Gert was able to carefully dig into the ground and found the leak in a connection between copper and PVC pipes that deliver water to another section of our property. Despite being a week before Christmas, Gert was able to organize his colleague Samuel Andrade to come out within a few hours of the leak source being identified to replace the bad connection with a water shut-off value.Throughout this process, Gert and Samuel kept us informed of their progress, were very professional, and implemented a high-quality solution. Besmir did a fantastic job installing a new OVE smart toilet. He was prompt, professional, and made the whole process a breathe (despite having to do some soldering due to some incompatiblity issues with the compressor). It's not the cheapest quote I got but the cost is worth a job well-done. Overall Mike Counsil has been very responsive and professional throughout the process and I will continue to use their service in the future.

Matthew informed us if his arrival time in advance. He was very pleasant and talked us through the procedure and quoted the price. He wore booties when in the house and didn’t mind that we watched what he was doing. The next day, the seal was not tight so we called again and Matthew arrived within the hour, applied a bead of putty to all contacts and the result was no leaks. Matthew is a credit to Mike Counsil Plumbing and should be recognized for his professionalism and respect for the customer’s comfort and property. We would request Matthew again if the need arises.

My very first experience with Mike Counsil was exceptional. My initial call with C(K)atherine to schedule my first appointment to the rescheduled appointment went smoothly. Joyce called to let me know the Tech was running late and compensated me for my time. Technician Joseph was dressed very professionally and he impressed me wirh putting on the protective shoe cover over his work boots to protect my flooring. We had a clogged drain that we could not get through with all the home repair methods. Pablo & Yobani came out and they were very polite and professional. They covered their boots, did some good problem-solving, and got us our toilet back. They had a book of prices and showed me exactly what they were going to do and how much the printed cost was so I knew they were giving me the same price as everyone else. Before they left they even asked about any other plumbing problems I had and I remembered I was having an issue with a shower- they are helping me with that now too. Great service. Highly recommend.

J J Martin’s with Mike Counsil Plumbing came out today to replace an under the counter water filtration system and replace a shower head in our master bath. He was very knowledgeable, courteous, and did a great job explaining all the things his company did. The job was completed quickly and efficiently. I’ve noticed water leakage behind the hallway toilet yesterday. I’ve searched “contractor for toilet replacement “ and your name popped up on top. Tammy helped me to setup a meeting with Alex at 2:00 PM. I called Mike Counsil plumbing and Rooter as the kitchen sink was clogged up and all attempts like Drainex failed. The tech was able to get the issue fixed. it wasn't complicated, he was able to use the snake tool for about 20-25 feet and unclog the drain. The initial visit was planned for Saturday, May 27 and then rescheduled without a reason for Monday, May 29. All we were told was that the tech would not be able to make it and so the appointment had to be moved to Monday. Also, I think $485 to unclog a kitchen sink is expensive.

My water heater developed a leak on the hallway floor during early afternoon hours. I called an requested an emergency visit. 8pm James Riggins showed up on time and very enthusiastic. Although a couple of problems popped up, he did not hesitate to perform the needed repairs and continued with a great attitude. I would recommend this company and specifically James for any future plumbing needs. James you ROCK!

Bobby Mata was wonderful in in getting the repairs expedited and the work started quickly. Daniel and his crew Heber, Jordy, and particularly, Zach were were marvelous. On time, caring, professional. We have used Mike Council Plumming for about 20 years. They have continuously provided exceptional service. We called on a Saturday. They were there within the hour. They listened to our concerns, offered options, and tracked down needed parts for an old faucet. They showed up on time, got the repair done quickly. Besmir was our service provider. Mike Counsil Plumbing and another company shared a job fixing my drainage system in the back yard. After completion there was a problem. The question was which company was responsible to fix the problem. Sergio from MCP handled the challenge in a very professional manner. He was opened minded, stood behind the work done by MCP, Identified the facts of the issue at hand and resolved the problem. It was a pleasure working with Sergio. MCP is fortunate to have Sergio on their team as one of their professionals.

Alex, Jose & Besmir were All friendly, Professional and helpful. Price for work is slightly higher than average but quality of work and speed does definitely make up for it.Replaced my waterheater in few hours, dispatch responded quickly and scheduled a visit within 24 hours.Overall great experience.

Had to call the plumber to fix a cutoff valve in the bathroom as well as the house. Had great work done by Besmir and Oscar, they were professional and got the job done in a timely manner.Communications was also very good, I was informed of each step of the work and they left the site cleaner then before the work.

Mike Council plumbing (JJ) did a very satisfactory job, was very friendly, clean, thorough job to fix our problem. I'm rarely compelled enough to write a review about anything, but felt I had to in this case. A word of caution about these guys; do your due diligence and ALWAYS ask for a second opinion if you have the time.There was a slow leak coming out the side of my lawn and my regular plumber was sick, so I gave MCP a try because of its stellar reviews and 40+ years in the business. They quoted me $800 just for them to dig and find the source of the leak. I wanted the issue to be fixed ASAP so I agreed to the cost and asked the tech if there is a crack in the mainline what would be the estimated cost to fix it. He said about the same - $800. The tech did find a crack in the mainline, but when it came time to give me the actual quote he said he misspoke earlier and the cost to fix the pipe was going to be over $1500!I called my plumber and he was absolutely adamant that the job shouldn't cost more than $600 tops. This was consistent with some general research I had done earlier on the cost range for this kind of job in the Bay Area. Glad, I cancelled the pipe fix with MCP and just waited for my plumber to get better.Watch out with these guys...

These folks are great. We have used them several times now and have been very pleased with their work each and every time. I heartily recommend them for all your residential plumbing work.

What started as a blocked drain morphed into a new heat pump water heater and a tankless for our radiant heat. There were a couple of glitches, but Joseph was very responsive and worked hard. Looking good is easy when there are no snags. It’s harder when there are complications. Joseph and MCP met the test for us. I hope to never need plumbing again, but if I do, I’ll call MCP.

Ok, so you're free to charge whatever you want I guess...but these guys are way, way too expensive even for where we live. Their service and response is good, which is why I gave 3 stars, but their prices are outrageous.For example, all I wanted was for them to tighten a faucet handle which had to be done under the sink. Normally, I'd go by a basin wrench and do this myself, but my back has been giving me problems. We're talking 15min. tops to tighten a bolt. They quoted me a minimum of $239!!! My answer was no immediately. Then they left me a quote for a new faucet. Quote was $870!!! and I'm pretty sure this doesn't include the faucet.Two other things I didn't like. One, they had a service fee to even come out. I said no, and they said, that's ok as a new customer you don't have to pay a service fee. Word of advice, never pay a service fee just to get an estimate. The other thing I didn't like was I asked for their minimum fee over the phone when I first called. and they insisted on sending someone out, the thinking being I would just want to shell out and get it done once they got here. My advice is: learn how to do your own plumbing on simple repairs like this, but for sure don't call these guys.

I had a very positive experience with this company. Joseph Balicki was our repair worker and he was great at coordinating convenient times for my family and me. He was great at explaining the process since I am not as familiar in dealing with leaks. He walked us thru each step then shared his recommendations. It was a pleasure to work with Joe and will reach out to Mike Counsil for future needs.

I had a problem with a broken pipe from the back of the house to the irrigation, I called Mike Counsil Plumbing and they came and fixed it right away - I'm talking less than an hour. Shane Branden and his apprentice Geovany were pleasant and helpful, they even took the time to check my water pressure. Thanks a lot!

This was a Friday night emergency, with water going everywhere. Mike Counsil Plumbing was there in no time, came back on Saturday, stuck with it until it was done.

UPDATE: I should give credit to the company since they did contact me about my experience and fully compensated for the work other plumber did to fix issues after Mike Counsil work.I had following experience with this company:We had a leaking manifold (the shut-off valve with L-shaped pipe that comes from the street to the garage).Called Mike Counsil to check, when the technician arrived - they said it must be fixed immediately. Since we were without water, I agreed.They fixed the manifold next day, but insisted on getting $800 permit because they cleared 2 inches of soil around the pipe. Total was $2k after negotiating down from $3k.Later I called for quotes in a few local companies just to compare. All of them were less than $600.After further asking my neighbors and around I learned that it's normal practice for Mike Counsil to take advantage of clients in urgent situations even if they claim they go by the book.But this just a part of the story. Mike Counsil plumbers did not properly clean the new pipes before the turning the main shutoff again. A lot of debris got into the water and clogged the fill valves in both our toilets. Both toilets started leaking. Furthermore, it broke the electric solenoid in our kitchen faucet (the expensive touch model).When I called them to fix the problems and they sent technicians they tried to blame it on me. They claimed I had wrong pipes in my house. The right pipes supposed to be all copper.Eventually, they called their managers and they confirmed that pipes all ok (all copper indeed) and admitted their fault. They cleaned the fill valves and promised to replace the solenoid (which they needed to buy first).Apparently, they didn't do a good job at the cleaning and both fill valves started leaking again next day. I didn't want to deal with this company anymore and hired good local plumber who just replaced everything in both toilets.A couple of weeks later a plumber from Mike Counsil showed up and replaced the solenoid.

Very friendly and respectful of their clients. First step was to lay down a product to protect the floors. Kept me informed each step of the way as they replaced all the galvanized pipe and replaced it with copper. Also replaced, re-plumbed and installed 2 new toilets and kitchen faucet. Kept the work area clean and we're always prompt and friendly. Great job! Our water pressure and quality is 10 times better now! James was the lead on the project and is a very nice man and extremely knowledgeable. Highly recommend MCP.

I needed a kitchen faucet replaced as mine broke today. My handyman said he would do it for $220 but could not do it today. I called a plumbing company and got a quote of $225 and they would even go buy the faucet I wanted and bring me the receipt at no extra charge (I just needed to pay for the faucet). I booked an appointment with the aforementioned plumber for early afternoon but then saw Mike Counsil plumbing offered $89 off so I called them for a quote. The woman I spoke to said that they did not do quotes over the phone because the guys have tablets they work from. She said they would come out at no charge and give me an estimate and waive the service call fee plus give me the senior discount. I told her I didn't want to cancel the other appointment but she sold me on them, their great reviews, senior discount, etc. Plus she said she could get them out to my place in about an hour so I booked an appointment with them, cancelled the other appointment. One of their plumbers came out and quoted me a price 2 times higher than what 2 other plumbers quoted me! I was shocked and declined. So, exactly what I didn't want to have happen, happened and now I am left with a broken faucet and no appointment so I am starting from scratch again. I would not recommend these guys to anyone. They probably figure once they come out, you are more likely than not to just accept their fees yet they seem to be way more expensive than everyone else. They will never hear from me again

Our water heater quit working and was leaking. We called at 5PM and there was a repairman at our house by 9AM the next day. They were able to install a new one that same day. It was more expensive than I was expecting but the service was excellent and they took care of every detail.

My water heater decided I no longer deserve hot water. Mike Counsil Plumbing was exceedingly courteous and responsive and they sent a technician to my house within a couple of hours. Gabriel Andrade was the technician. Gabriel was very courteous and professional throughout the visit. Within a few minutes, he diagnosed the root cause and in another five minutes described the options I had for remedying the situation. They were to either repair the water heater or replace it. He also gave me fair estimates on the work required for either of the options. I have not yet decided on the course I will take, but he gave me all of the information I need to make an informed decision.

We had an pipe breakage in the sprinkler system, and needed same day work. The company was able to send help in a timely way. The estimate and explanation were clear, and the work was done quickly and the technician took the time to let us confirm that the leak was fully stop being going to Billing. Appreciate the timely work and professionalism.

What started out as a pretty big job became a REALLY big job, but the team at Mike Counsil was polite, respectful, answered any and all questions, was clean, safe (masks, floor covers, shoe covers, etc) and all of this never made me doubt my choice in using them for the work. Bobby Mata was the lead tech that came twice for the discovery and discussion around work, explained plan, process, and pricing - and moved forward once agreed to; he came twice since my job expanded after some findings of previously badly done fix-it work; Bobby was professional, explained things, drew out examples to answer questions, etc. My job site was then turned over to be run by JJ Cabrera and his team; one of the main staff here throughout the job was Hector. JJ, Hector, and others were incredibly hard working, friendly, communicative, respectful of my property and cleaned up each day so the job site was left tidy and safe. They were just a pleasure to work with. I ended up having to replace my main lines under the house, through laundry and kitchen, and all the way through my front yard out to where it connects to the city sewer; replaced was the original cast iron from when the house was built, so at least 58+ years old. It was corroded, crumbling apart in some places, had lots of roots making their way in, etc. Additionally, as mentioned, some interesting previous fixes were found that this crew now had to tackle - 15' length of a 3 pipe slid into the 4 pipe to bypass the crumbling that started out under my house where it was accessible and then went to the 5-7 deep under my porch area, this was obviously a band-aid done by a previous owner that didn't want the huge cost and effort it needed. A pipe that was part of a decorative water feature that had been covered over - this was just a hole cut into the main, the drain pipe held over that hole and cement poured around to connect them - obviously this led to an eventually cracked main. Overall, it was A LOT of work that they did well, professionally, and fully permitted and inspected - the guys were present for the inspector visits. Though it was a costly project, they offer a 40 year warranty, and since it was to replace something already more than 50 years old, I think I won't have to worry about it again! They performed a thorough assessment of the issues we had and explained very clearly what our problems were and what our options were to resolve them. They provided us with a quote for the work that needed to be done and walked us through very simply and clearly what was wrong (including pictures they took from the crawlspace), what was causing the issues and exactly what they would be doing to fix them. Alex and Hector kept working to try and resolve it. They realized they needed some other equipment and additional expertise from another crew who they dispatched to our home quickly. James and Ben picked-up the work seamlessly and worked diligently to complete the work – at no additional charge and no significant delay.The Mike Counsil crews also provided us with recommendations for additional work to help avoid further issues in the future. They did not pressure us with respect to the recommendations for additional work. They simply pointed out the potential problems that could occur and suggested we take care of the other issues to avoid further damage or expense later. They educated us so that we are now more knowledgeable about plumbing and about our needs. They provided us with a quote for the additional work and we have continued to discuss it with them in a very comfortable, low-key, productive and professional manner – which is a refreshing change from other services providers we have worked with in the past.We were very pleased and impressed with service, the results and the professionalism, competency and work ethic of the Mike Counsil crews. They were honest, forthright and dependable. We will definitely have Mike Counsil Plumbing at the top of our list to call with any future plumbing issues and will definitely recommend them to family, friends and co-workers. They were just simply great to work with. They made what could have been a very stressful and unpleasant situation a manageable one for us to deal with in a very short period of time. Alex and Hector efficiently and transparently diagnosed the cause of a scary leak from a 2nd-story bathroom to a kitchen ceiling. I felt they communicated well what needed to be done, gave us reasonable options, and executed the work very well. Alex installed a new toilet with no fuss or bother.For each task, no charge till the work is done.Ceiling beams must dry and next week it is planned that another employee will patch the ceiling.

James and Myles did a fantastic job with my sewer and pipe replacement. I found a leaking pipe late in the afternoon and called Mike Counsil Plumbing. They were able to send out a plumber within 90 minutes. J J Cabrera came out and was able to do the repair. He did an excellent job. He was very professional and explained the repair needed and the cost. He cleaned up completely when he was done. I was very happy with the job he did,but I do think that the repair cost was on the high end.

Mike Counsil plumbing has been a pleasure to work with from calling in the problem to getting a technician out to look at the issue.Alex, Ben, and Hector were amazing technicians to work with. They quickly diagnosed the issue and explained everything in a way that was easy to understand. Their customer service was some of the best I have ever received. There are two technicians who worked on our house this week. The first was Jason Gomez who unclogged the drain on our master bed room basin. He was very courteous and professional and spent so much time to unclog our drain. The second technician was Francisco Valtierra who installed a pressure regulator and an expansion tank in our water heater. He was also very courteous and professional. We are extremely satisfied with their work. I highly recommend Mike Counsil to anyone with plumbing problems. In the past we have done business with other plumbing companies. Mike Counsil Plumbing is running a scam.On Wednesday 4/27 our concrete workers accidentally broke a pipe connected to sprinkler lines. We called Mike Counsil Plumbing(MCP) to come fix that pipe as we had to shut water off at the main. I wasn't home so they While there they talked my mother into getting a 12 thousand dollar new water line in place because they saw a leak at the main shut off.While under the house for the pipe they claimed it stunk of sewage meaning the drains are bad. At the end of Wednesday they fixed a pipe, got us to sign the 12k contract for water line and promised to return the next day to inspect under the house. We trusted it, and a neighbor also had issues with water line so it sounded reasonable.Thursday comes and two individuals from MCP show up, I'm assuming they are here to do the inspection. No they immediately tell me all the plumbing in my house is bad. I need new water lines, new drains quotes me 60 thousand dollars. I'm stunned I don't have that money, we haven't lived here that long how was this missed in an inspection, we remodeled with licensed contractors how can this be possible! They wanted me to sign so they can have people over today. They wanted me to sign a 60, grand contract on the spot. Several times the price dropped, when I mentioned our prior remodel, the already signed contract for water line, eventually dropping to 49 thousand an 11 thousand dollar discount which sounds great right.... So I called our contractor and told him what they told me, his advice was to not pay them or sign anything. He would reach out to plumber who worked on our house to come take a look.Anyway Friday comes and our plumber comes over and actually has to fix another pipe the concrete guys hit. He looks at everything for the house. No issues with water lines, yes our drains are old but it's not urgent(later quoted me $2000) to redo those drains, and no sewer smell. He also looked at our water line, pointed out an obvious cut in the sidewalk where it was at least partially replaced. There was a leaky value which was later fixed when I called San Jose 311.MCP charged me $1,700 for the repair they didOther charged me $350MCP quoted me $30,000 for drainsOther quoted $2,000MCP quoted $30,000 for water pipesMCP quoted $12,000 for water line replacementNeither of these two were necessaryThis is disgusting business practice preying on my elderly mother or the fact that I'm a dope who doesn't know about plumbing. I told the individual who came to my house that I thought he was scamming us and his response was that our reputation is too good for that. I'm calling their reputation out as utterly worthless. I called on Friday 4/29 to file a complaint I was told a field supervisor would be made aware of the concern. Also they made us come to them in person to cancel the $12,000 contract even after I accused them of a scam.I urge people to never use Mike Counsil Plumbing not only because I don't want you to be ripped off, but so you do not inadvertently feed into an organization that will target their customers as victims.

March 2021: Francisco took on a very difficult task of having to remove a shower valve cartridge housing that had fused to a pipe. Despite many setbacks, he did not give up. Axel was fantastic. He identified the leak (a plastic cover on the water softener system had sprung a leak) and it needed a new cover. He was supposed to get off work early today but since we had no access to hot water, he said that we were more important than his time off! He then arranged for another technician to bring the cover to him to save time. I appreciate his dedication to the client. He brought in his own rags to mop up the water too. Mike Counsil has always exceeded my expectations but Axel really went beyond for me today. Robert and Jackie were super plumbers! My house is old with lots of eccentricity, and they managed all obstacles ( plentiful) with grace and professionalism. Timothy ( estimator) was thorough, explained everything completely, answering all questions.

The level of service is inconsistent. We used them for couple of years, so there were some good experiences. But the recent experience is less than desirable. We need to clean out some roots. The technician only use the snake (without the cutter) to do the job. When pointed it out it is different from other visits, he insisted that's how it should be. Sure enough, the pipe is blocked again in one week. When I called back asking for another technician, the company seems having a policy of only sending the original one. I have no confidence on that, and used a different company instead.

Love working with Mike Counsil. I know when they are coming, the work detail /outline is thorough and the quality is excellent. I can count on them to do the job right every time. Shout out to their front office too. I can call them and they are so helpful and friendly every time. Josiah is the best, he worked on issues at my house and my dad’s house and is super personable, friendly and professional. You get what you pay for, you can find “deals” all over - but with these guys you know it’s done right and it’s done quickly. Plus they stand by their work 100% so future issues will be resolved.

Mike Counsil Plumbing contacted me quickly, scheduled an in-person meeting to see the water heater, answered my questions, including about the various water heater options, and gave a no-surprises estimate including permits. Another company gave a quote without a visit based on a photo from me, but I found out they didn’t include the permit. Mike Counsil uses highly rated Bradford White water heaters. They did an excellent job on the install, including dealing with water and gas piping that basically blocked the old water heater in.To top it off, I got a competitive price and they came back for the permit inspection. A very professional company.

Bobby was very patient and explained all that was needed plus the different options we could choose from. On the install day he arrived right on time. The company called and wanted to set up an appointment for Wednesday to bid on a variety of stuff I needed done, including clearing my kitchen sink drain. I stressed the urgency of the drain and they promptly sent out a technician the same day. Anthony Morin was kind, thoughtful, diligent and very, very helpful. He spent several hours problem solving and calling in reinforcements when needed. It was a more complicated job then it seemed it would be at first but the crew got it right and the drain works great now.

This was the easiest service request I have experienced in a long time. From the first call talking to Connie to the follow up call from Desiree to the actual work that Alejandro did; it was just a breeze to schedule and get the work done in a timely manner. Pricey,$4500+, keep shopping before committing. I had the laundry room pipes replaced due to corrosion and leaks. Good job, clean but now I’m left with rotted walls behind the new pipes which I didn’t planned out at first. May need to hire a good handyman. I can’t sleep, it’s worrisome for a woman 66yo.

We had repairs that needed to be done to a 50+ year old drainage system in our home (kitchen, bath, laundry drain, sewage connection to street, etc. as well as some other work related to the recirculation system on our hot water tank. The lead man on the job was Juan and we cannot speak highly enough of him. He was very responsive and understanding to our needs, and was willing to take extra time with us to explain what his team would be doing and schedule us at times that met our needs. We did not get a second bid, so we cannot compare pricing, but the end result was certainly to our satisfaction and more. One of the things that impressed us from the beginning was the respect the entire team had for us and our home. They covered all the floors carefully and put on booties before entering at all times. They also made sure the area where they had to go under the house was blocked off with plastic sheeting so that dust or other debris did not enter the rest of the room. At the end of the day, everything was cleaned up before they left. The members of the team were well trained and qualified to perform their duties without a lot of direction. This was a very professional and qualified team that did our job.After the job was completed, we noticed that the drain in one bathroom was draining slowly. Called Juan and he came out and took care of the problem right away ... a plastic ring had gotten in and blocked the trap! Although it wasn't their fault, he took care of the problem without charge.We would highly recommend Mike Counsil Plumbing, especially for any large project you might have.

Bobby showed the damage in our main drain by using his sewer camera at no charge.He was able to assess the damage and recommended a course of action.We opted for more work to be done, so another 3rd crew came and took over. Justin replaced our pressure reducing valve and he was very careful not to kill and damage my fragile Jade plant which I was very grateful. He also installed an expansion tank in our water heater. Overall experience was great! Definitely will hire them for future projects!

This is the second time I've used Mike Counsil Plumbing as I needed a new recirculating pump. They gave me an estimate for the work, came back a few days later and completed the work. Great job, very professional. They found a valve that was leaking while they were installing the pump and went ahead and fixed that as well. Will continue to use them for all my future plumbing needs.

The service dispatcher did a great job of notifying me of a service delay and when I could expect the services personnel to arrive. It was good to see a familiar face when Anthony Morin showed up to perform routine maintenance on our water heater. He was one of the individuals that helped install that water heater last year. He arrived on time and performed the maintenance task quickly.

Company allows plumbers to practice predatory pricing on elderly people. I had to leave for errands and my grandparents received the plumber from this company. As you can clearly see, he quoted $1,975 to literally remove 2 toilets and snake it.Every other company i called priced it at $450 or lower. I even contacted the company to tell them that this was totally unacceptable. The receptionist tried to say he used a book to price it, but when asked further no information was given.I highly suggest until they decide to be more accountable to find a different company. charging 4X-5X the price of something because the two house occupants are very elderly is the most scummy thing to do.

Tim and Heber were prompt, polite, professional. They not only fixed my drain blockage, and cleaned up the mess from the overflow, but took pains to explain to me clearly and cogently (with photos) where the problem was, and what would need to be done to fix the underlying problems. Bobby Mata came back today from MC Plumbing and serviced our shower temperature valve which sounds simple enough but its an important part to the regulation of hot/cold water flow from the water source. Bobby finished, showed me the finished work, great job and even showed me how to do this in the future. Its like searching You Tube but live and in color. I could ask questions. Price, totally reasonable and very courteous, professional, well dressed, well mannered. I've worked with a few plumbers over the years for this and that but really happy i called on MC Plumbing and even better, Bobby Mata worked on my problem at home. I needed a faucet replacement in one of my bathrooms. Mario S came out - I appreciated his professionalism in handling this job. There was a glitch in that one of the items was defective. He worked with me and came back to finish the job when the item was replaced. I've had this company do my plumbing for around 5 years and have never been disappointed.

We were having very low pressure in our shower and other outlet. Their technician came over and after reviewing several things, he concluded that the pipe under the drive way coming into the house needed to be replaced with bigger diameter pipe!! He quoted something around $15000!! I didn't trust that advice. I brought another plumber who found out that our water softnere was on the fritz. Once he disconnected our water softner the pressure was restored. So it took me a new $600 water softnere to solve the problem. They wanted $15k for something totally unrelated!! Don't use these guys!

Our Grohe wall mounted faucet had been leaking for a couple of months. We had a couple of plumbers out here that wouldn't or couldn't deal with it. We were so frustrated and finally we called Mike Counsil. They assured us they had a plumber familiar with the European faucet and sent Besmir out here promptly. Besmir was not only extremely knowledgeable and efficient he was also so nice.!! Fixed the leak in a matter of minutes and then showed us why it had been leaking in the first place. (water pressure was too high and the regulator had been removed from a previous plumbing problem from another plumber). Besmir and Hector installed a new regulator in a couple of hours. Couldn't be happier with the work and the fantastic service. I highly recommend Mike Counsil Plumbing and the great service Besmir and Hector gave us. They followed all Covid protocols and went above and beyond in their explanation of the work to be done, the fees involved, etc. I give them 5 stars plus.

On June 9 Jerry Biondo of Mike Counsil Plumbing came to our home to take care of a problem with our kitchen faucet and piping. Jerry did the work and took care of the problem immediately. He was prompt, courteous, and cheerful in helping us, and he made a point of consulting with us carefully to make sure the replacement faucet was exactly what we preferred: he texted us from the hardware store and showed us a picture of the replacement unit before purchasing it. He did superlative work! Additionally, we were very impressed today that Mike Counsil Plumbing--as always--honors its warranty. In both cases the technician arrived on time (actually earlier than scheduled, after calling to verify it was OK). First of all the serviceman I had was Besmir Hyso and he was great. We had loose faucets which were incorrectly installed during construction and Besmir repaired all of them and did a great job. The technician, Victoria Cedillo, did an excellent job in changing our toilet bowl. Initially I called for an appointment because a small bottle of face cream fell into our toilet thus clogging it. Victoria explained that she’ll first auger it and if that does’nt work she’ll try some other options. It turns out that the object can’t be taken out so we have to get a new toilet. She help us select the model we want and she charged us only for the installation and the cost of the toilet. This was a pleasant surprise as she spent more than four hours trying to solve the original problem. She was very pleasant to work with and she left the premises very clean. Henry arrived to our home and offered us 3 options to fix our plumbing issue. Faucet handle was dripping. Faucet needed to be replaced. All plumbing under the sink, previously installed by Mike Counsil Plumbing, was bone dry. Just the faucet was faulty. James Riggins was the technician (could not select him from survey dropdown, his name was not there). James let me know he was on the way and was right on time. He's courteous and professional. Great service. James is very customer focused. Made sure everything was working properly and that I was completely satisfied.

Total re-pipe of sewer lines. Everyone was pleasant and professional to deal with. It was a big job and they paid attention to details. They cleaned their area after after every service day. Everything was done in a timely manner. They informed me of the schedule and warned me when water will be turned off. They got the permit for work done and comes with a 40 year warranty. I feel confident of the job done.

Forgot to show up at my scheduled window. When I called to say, “Where’s the technician?” they sent someone last minute who only gave an “estimate,” so my work still didn’t get done that day. ( an hour late, too).After the estimate was given and the work was agreed to, I never got a call that job was scheduled. The job was tentatively verbally agreed to occur the next day at noon, but I never got the official confirmation call.When I called the next day, supposed day of service to confirm this job, their system was “down” and they couldn’t verify that I had a job scheduled for the day. They are overpriced as well. I kept getting the run around, spent many minutes calling, and waiting. After an hour of this on the second day, I gave up on them. I can’t wait two days for a supposed job to maybe happen if I am lucky enough for them to confirm with me. The bottom line is that my job should have been scheduled and confirmed the first day, the day that the estimator came out. The fact that I had to follow up on day 2 was ridiculous in and of itself.Oh, and this job was initially scheduled for two weeks earlier. They had called me the day before and asked to to reschedule because of someone else’s emergency. I agreed to delay my job since it wasn’t an emergency. This is how they repay someone who agrees to have their job delayed! Respect your time, and just call someone else.

We had a sewage emergency and an icky one . Antony and his coworker arrived 30 minutes later. I was called by the office to let me know they were on their way. The front desk did a great job in explaining everything. It turned out to complicated job and more work than expected but they persevered. Anthony walked us through next steps and provided three options short term and long term. He took photos of the problems so we could understand and see the damage. Bobby did a thorough job in repairing the piping in front of my house (coming from the water main at the curb to my main value at my home). The pipe/value in front of my home was broken. He was very professional in the work he did. Overall, I was satisfied with the job. No complaints about the work.I gave 4 stars only because the price was very high. I understand plumbing is not an easy job and you have to pay a premium for professional work, but based on the time/work done, I thought it was a excessive.

Repaired main water line from house to the street. Everyone I spoke with from the first phone call responding to my emergency service call to the end of the job was extremely professional. I talked to them at 9 am and they arrived by 11:45 to do the repair. They arrived when they said they would arrive. They kept me up to date on the status of the repair and finished at the time they estimated. My first time using this company and they will be my first call the next time I need a plumber.

Jaime acted as foreman/orchestrator of a massive plumbing and sewage repair on an aging Eichler home. It was a very difficult job involving a rotating crew of specialists. Jaime was excellent at communicating what was happening at all times. He was friendly, knowledgeable, proactive, and flexible. He explained each phase of the repair, showing the damage and the reason for the various tasks. He was as accommodating as possible when it came to managing any special requirements I had for doing such extensive work while I was trying to do detailed technical work from home and carry on remote meetings. He was always professional and friendly, and he practiced and enforced for his team good COVID hygiene throughout the project. He was constantly explaining options when choices arose, and when there was unavoidable damage to some electrical conduits, his general knowledge of contracting was sufficient that he could assess the issue and recommend other professionals to address the repair work. Beyond that he worked closely with the secondary team to coordinate their efforts efficiently, The same was true with the radiant heater and roofing teams necessary to complete the job. He attended to many small details, down to reconnecting the refrigerator water/ice connection, and some toilet repairs and upgrades. He and his team protected various home assets from dust and arranged for deep cleaning my live-in mother’s room that was particularly affected by the repairs. He was very clear on what his team was contracted to do, and the limits of those services, and he was very ready to recommend professionals to address what might be needed beyond the basics. There are dozens of other ways he has made an awful repair manageable. I can not recommend him highly enough. God help you if you ever need a repair like ours, but if you do, you should contact Mike Council Plumbing and get Jaime to manage the project.

I had a sudden leak and Regina told me to call the 24 hour line and would send someone out ASAP. I called that night and they sent someone to take care of the leak the next morning. While they were out, they identified a larger, long-term problem and quoted us a price on taking care of it (replacing aging and clogged cast-iron waste pipes under our old house, we knew it would need to be done someday but were not aware of the extent of the problem). The price was not cheap but the work was neat and tidy (they took lots of photos and video to show us) and everything is running great right now. Did not feel unsafe as the guys were good about distancing and following established CDC guidelines for keeping us all healthy. Towards the end of the project I think they got busy on other projects so it took a little extra time to get everything finished up - they had to get a subcontractor out to patch a hole behind a toilet and then Heber had to come back to put the toilet back for us, he came back at almost 6 pm to get the toilet put back on for us and we really appreciated not having to wait another day for that! Overall, they are expensive but the quality seems to be high. I would not call them for a small job but that 100% satisfaction guarantee on a job this big really makes me feel better.Review part II - Had a minor issue with the toilet they installed and Regina got Richard out for me to fix it. We had to reschedule a couple of times since they had a guy out sick but Regina was great about getting him out for us for such a small job even when they were super busy and Richard took care of the minor warranty repair and made it really easy for us.

Mike Counsil has been my go to plumber for over 5 years. I love their professionalism and consistency. During this adventure, a faulty aging toilet had come to its end. Mario was my plumber this time around. He came by yesterday to give me quotes on various projects. Came back today to complete the job. He kept me informed along the way and ultimately did a great job. Very mannerable, respectful and friendly but also stayed focused on the task at hand. He deserves 5 stars. I gave the company 4 stars because I think the pricing is a little inflated $89 service fee (cost of the visit) but with the quality of work it seems like a good enough trade off.

After making my initial call, the service was promptly scheduled for same morning. The team members were stuck in traffic and I received an update immediately from dispatch so I was not left wondering where they were. I was quite impressed with Heber and David. They were professional, courteous, and well -informed. On the day that they came to give us our quote for the job, we had another company scheduled to come give us a bid later that same day. One of our Noritz on-demand water heaters, the one that heated the water for the kitchen sink, stopped working. My husband opened it up, took a look, unplugged and replugged it, but it looked dead. We'd used Mike Counsil before with good results, so we gave them a call.Charles Saulus and Shane Braden came out. The company called the night before to verify the appointment, called the morning of the appointment to verify the address and that we were home, and even e-mailed a photo of Charles so that we'd know that he was legit when he arrived. (That's really incredible service, just as a start.)Charles and Shane came out on one of the coldest days of the season. Without hesitation, they diagnosed the problem as having to do with a recent power outage--just a few reset switches, and our water heater was fixed!They not only saved us the cost of a new water heater, but they also did routine maintenance on all three (!) of our water heaters. And to top it off, they went into our crawlspace to check the pipes for any problems--did I mention it was a really cold day?Charles and Shane were prompt, courteous, and professional. From the start my experience with Mike Counsil Plumbing was very good. I called and got a live person who could set up an appointment for me. They called the day before to confirm, and the morning of my appointment to advise me Bobby was on his way. Bobby and helper Tracey arrived on time and evaluated my several problems. Bobby gave me advice and priced repair options which started with the repair of the broken main water shutoff at the house. The next step was to locate a (not obvious) water leak causing my water meter to spin slowly. They were able to return on my next day off – first their leak detection guy, then Bobby and Tracey. The leak was located and fixed. I would not hesitate to use Mike Counsil again in the future.

I cannot give enough praise to Mike Counsil staff. A dispatcher called me to say that my originally schedule time was delayed. She was very apologetic and sincere and tried to reschedule ASAP. Since I had reported that my service request was not an emergency, I did not mind the delay as I know there were other people out there with true emergencies.Prior to the tech’s arrival, I received a text message with his picture letting me know that he was on his way. I really like this feature. It lets me know who to expect when opening the door and helps to put my mind at ease when letting a stranger in my house.I opened the door to find a very happy and clean (he is a plumber after all) Mario. Although it was the end of his shift, he did not rush the work or our conversation and even asked if there was anything else he could do for us before heading out. The quality of service has been stellar each time. I know that I there are other companies out there that can do the job, but I am not sure they would have the same quality staff. Dispatch and techs all seem to enjoy and take pride in what they do. our outside faucet has been leaking for awhile & noticed it couldn't been replaced due to the company that did my copper pipping awhile back soldered the spot to the pipe & they are no longer in business. My husband decided to call Mike Counsil Plumbing. Bobby Mata came out. He was very professional. While he was here my husband had him replace the shut off valve for the outside water & also replace the ice maker line to the water heater. Bobby noticed a problem with the water heater that needed to be taken care of. We felt Bobby was being very honest with us & a pleasure to talk to.

We have a lot of issues with our plumbing, the most urgent being a clog in our bath drain. They came and cleared out our extremely clogged drain. They also found an issue with a pipe running along the bottom of the house. It was loose and it wasn’t strapped to anything. They came back and fixed that issue as well. We will be calling them for our other plumbing issues in the future. Very professional and the job was done quickly.

Great team of people, they were with me for 8 weeks replacing galvanized pipes with copper. It was a complicated job as the house is 66years old. Special thanks to Victor, Joey, Dan and Pedro. There were so many people that I can not remember all the names, but a big thank you to all. I did have to call them back three times to fix things that were not right, but they came back within the same day or the next day to put things right. Mike Counsil might not be the cheapest plumbing company, but what you get is good workmanship and a great after sales service if something goes wrong.

So no quality forsaken for a better price. We couldn’t justify the price of three months rent on one half of our duplex to cover the inflated mark up on parts and labor. Example— two copper flex 12 inch long water supply lines. Mike Council price, 288 US dollars.American Ace Plumbing Supply—24 US dollars. I found that all the parts including the water heater itself were price exaggerated. We have had a reoccurring problem with our pipes backing up and it's always a pain to get a plumber out here quickly. We were able to get Kevin Bueno out to our house to help us with our problem and it was a great experience. He was very courteous, polite, professional, and worked quickly to resolve the problem. He was very respectful of our house making sure to change out of a dirty jumpsuit after going under the house as soon as he was finished and wore booties over his shoes every time he came inside. The young man who came out (Josiah)was organized, very clean, and knew his business. Sadly he was unable to fix my problem on the spot. Main sewer drain was broken. So as far as competence and work performed he was excellent. He diagnosed my problem and cleaned everything up nicely. Clearly plumbers have fixed pricing for any given job and I think the prices were way too high. I mean $616 for removing toilet, clean out, camera, diagnose problem, is 3x higher then other plumbers So with the exception of pricing I was pleased with the work. Would like to use them for sewer drain replacement but I suspect bid will be higher than others. We shall see.

I've had several jobs/projects over the past 6 years. The company is responsive. The workers are friendly and engaged in what they're doing. They clean up after themselves (e.g. no trash left in the crawl space, no wrappers or parts left in the yard. I consider Mike Counsel my go-to plumbing experts.

Project started with a quote for a gas line extension and then realized we had a gas leak and corroded sewage line. This could have turned into a horrific bad experience, but the MCP team did a great job explaining what needed to happen and always gave us several options for how to resolve the issue at hand.Axel was the lead on our project and was a fantastic communicator. At the end of the 3-week long project, I was almost going to miss having him over at our house every day.Each of the technicians on the MCP team paid an unbelievable amount of attention to detail for every part of the project. I had a problem with my toilet flush system with water continuously flowing without the valve shutting off after each flush. Cody Bradley was the plumber from Mike Counsil Plumbing who attended to that problem. He was very professional and identified the cause quite efficiently. A very pleasant, friendly and helpful tradesman, I would say! He did everything right according to his company's protocol. He genuinely wanted to help fix the problem, but I was shocked with the exorbitant charge of about $440 (which he showed me from his company's price schedule) for 'rebuilding' the flush unit. I was truly disappointed to know that the quoted amount was even higher than a whole new dual-flush toilet that I could purchase from any hardware shop. As such I could not ask Cody to go ahead and do the repair job. May be Mike Counsil Plumbing would like to review your pricing policy and make it reasonable for your customers.

Shane was very professional. He helped getting the best price for both of my plumbing job and made sure the plumbing technitian, Gustavo would do a good job by communicating with him by phone and when a additional leak was discovered he and Gustavo discussed what would be the best fix. He also explained how the exterior wall of the bathroom of my master bedroom could have adjustment made to have easy access to shower plumbing if in the future it was needed.

Cody & Anthony performed our annual inspection which included a water heater service. They were very professional & COVID-responsible. We have been with Mike Counsil for many years now, & they continue to perform at the highest level. That's why we stay with them. They're the best!

My wife called to have them come to replace main water shut-off valve that had rusted and had a slow leak/drip. Initially the guy tried to tell her that we needed to add a pressure valve in addition to replacing the shut-off valve at a total cost of $1500.00. He said that SC county water pressure has gone up recently which is causing the leaks in our area. (BS!!! Not true!!!) The main valve would cost $750. Because of the $89.00 quote fee that I had to pay (if they did the work or not), we had him replace the main valve only. It took him just under 1hr. INCLUDING the time it took for him to leave and go buy or get the valve, and perform the repair. $750 for a total of 1hr. of work using ~$30 in material is robbery. I would NOT recommend Mike Counsil unless you have other quotes first to compare. Plus, don't let your wife be the face of the job alone. We felt like she was taken advantage of because of being a woman.

Our house sewage is connected to a septic tank. One day we noticed some sewage overflowing from a clean-out near the septic tank. We hired a professional plumber to run a snake through our sewage pipe but he could not unblock it so our sewage pipe remained full of water. He then put a camera through our sewage pipe but could not see the real cause of the problem because his camera could not display a clear image under the water. Still he charged us for snaking and running the camera. Furthermore, he told us that our sewage pipe is cracked and quoted us $4,100 to replace the pipe.So we decided to seek a second opinion from Mike Counsil Plumbing. Mr. Bobby Mata, their Lead Technician and his assistant came the next morning as scheduled. They expertly identified the real cause of our problem, explained it to us clearly, and resolved it immediately. And they charged us only $166. We are grateful to Mr. Mata for being a true professional.

Martin came over today to unclog a completely stopped bathroom drain and I couldn’t be happier with the service. He was super friendly, communicative and knowledgeable. He let me know what the issue was, where it was and what the options were to resolve it. I think in all it took about an hour for him to assess the situation, fix it and clean up. I absolutely recommend using them!

I had called other plumbing companies in the past to snake my drain, but those companies didn't address the cause of my problems: the need to fix funky old pipes and leaks. They only offered temporary fixes. He didn't want to leave us inconvenienced longer than necessary. As part of the job, he also gave our gas line a pressure test (to ensure the safety of the use of power tools under the house) and low and behold, the pipe was losing pressure. I wasn't surprised cause it was pretty corroded, so we got a new gas line with a seismic shutoff valve - a great safety feature.The county inspector gave high praises for Eric's work and could tell he knew what he was doing. We have used Mike Cousil for electrical, gas and plumbing work. Recently we had a major plumbing problem that their firm solved for us. We found Glen and Jaime, to be very through in their recommended solutions. We also felt Silas and Freddy kept our house very clean and communicated each step. The technician that serviced my home was Joseph Salazar. He did an excellent job...very professional, on time and explained in detail the work he did in my kitchen. Unreliable appointments. I don't know about their service... I do know about their customer service. I made an appointment a week ago for Sat 1-3pm. (I work weekdays as many of us). I left my family at the beach to meet the plumber at my house in San Jose . As I pulled into my garage in San Jose at 1pm, they called and cancelled the appointment. They might do good work... I don't know. And will never know. I am not going to make another appointment with this unreliable company.

We had an unexpected blockage in part of our sewer system. The laundry and kitchen would not drain. We called Mike Counsil Plumbing and they sent a man out right away. He went under the house and called for more help from his manager. When handling the cast iron main sewer a line connected to the side sewer broke and he got it out from under the house.His manager came and wrote up a cost estimate. He said the whole sewer out to the street had to be replaced. His cost figure was greater than twenty five thousand dollars. He would not lower that estimate, so we said we would get estimates from other companies.We were visited by three different plumbing companies. The highest bid of the three companies was $8,000. Another was $5,600. The estimate we accepted was $7,000. This company completed the job in a very satisfactory manner. My wife and I cannot understand why your company was so inflexible in your pricing for the job. Mike Counsil Plumbing was my knight in shining armor yesterday. We have had continued issues with our hot water heater that is only 3 years old. We have had a number of different plumbing companies come out and supposedly fix the issue, only for the problem to return in a few short months. Fast forward to yesterday when 1. My husband is out of town 2. It's extremely cold outside and 3. I have 2 small children that look like they found every bit of dirt and food they could find and smeared it all over themselves. They needed baths and I needed hot water. I called Mike Counsil Plumbing and from the moment one of the ladies on the phone asked me How can I make you smile today I knew I was in good hands. Maybe she could sense the panic in my voice, but she kept me on the phone, confirmed that they could service the type of water heater I had and the problem it was experiencing. She then scheduled to have someone come out that day! To top it off, she texted me a photo of who was coming and the exact time he would be there. How comforting is that?!?Fast forward again to 3 hours later and Josiah shows up at my door. First off...nicest guy ever. Says hello to my kids and dog. He puts shoe covers on, follows me to the mechanical room, assesses the issue, calls the maker of the hot water heater to explain the issue, figures out how to fix it and get this.... figures out how to make it not happen again!!!!! Josiah was there for about 3 hours. He got it working again and even stayed to make sure it fully heated and maintained heat once it got to temperature. At the end he handed me a certificate guaranteeing their work and even left his cell number if there are any additional issues.5 stars for the front office staff and Josiah. We will be using Mike Counsil plumbing moving forward for all our plumbing needs.** BONUS: They have an awesome home program where you pay $7.99 a month and they give you a discount on any future plumbing work and it includes a yearly trip out to your house to check all your plumbing fixtures, drains, flush your water heater, etc...regardless of the size house you have. Every year we have something come up and we need to call a plumber. Let's just say I couldn't sign up fast enough.

After receiving a $900 water bill I determined that I must have a leak somewhere and after doing my own detective work, I narrowed down the leak to somewhere between my house and the street shutoff so I decided to contact a couple plumbers. Everything started great with a call into Mike Counsil Plumbing to schedule an appointment. They were quick to respond and had someone out to evaluate the issue and give us the quote for the work. I went over what I had done to determine that the leak was in the water main and they seemed satisfied with my diagnosis and they proceeded to provide a quote for a water main replacement. They quoted for both a copper line as well as a poly option. With a 5% discount that they added in the copper quote was over $10K and the Poly option was just under $9K. I didn't have many options so I went ahead and accepted the bid and they were to come out to install a temporary water line that night and the water main work would commence the following day. I wasn't happy about the price, but had to get the work done and it seemed they were going to take advantage of that fact. Later that afternoon I got a call back from another plumber and I asked him what his ballpark would be for the same job and his unofficial quote was less than a third of the cost so I scheduled them to come out to give an official quote and I called Mike Counsil Plumbing to cancel their service. I could tell the plumber that came out was upset about losing the job and he kept telling me how unethical it was for the other plumber to give a price without coming out. I can kind of see his point on this, but if the quotes had even been in remotely the same universe, I may have just bit the bullet and had them still do the work. What I think is unethical is taking advantage of people's emergencies to overcharge them for work they have to get done. Mike Council had already done the work to provide temporary water service to the house so I expected them to bill me for that work and they absolutely did. They never gave me a price for this service until a couple days after they put in the temporary line and their AR clerk called to tell me that I had a balance due on my account. I told her that I never received an invoice (or quote for this work) so didn't know what I was supposed to pay. The price for them to run a hose from the street shutoff to the house ended up costing just under $1,000 and no 5% discount... The connection wasn't even done very well since the connection at the house was leaking. They replaced my water main leak with a leaking hose. The hose wasn't even solid gold so needless to say I was disappointed and blown away by the charge. Anyway, she emailed me a copy of the invoice and I put my credit card info on the payment section and I put it in my office mail the next day (Friday). On Monday I get a call asking where my payment is and I tell them that I sent the credit card payment out. On Tuesday I get another call from the plumber asking where my payment was so I told him I sent it out. Wednesday they call again and clearly the mail from my office hadn't been picked up that Friday so I told them that I mailed in the payment but they continued to harass me until I said I'd give them my cc info over the phone. The plumber told me the office staff were gone for the day so what time should they call the next morning. I told them I had a meeting until 10:30 and I got a call at 10:28 asking for my cc info so I gave it to them. Bottom line, DO NOT use them unless you want to pay triple the price of other reputable and well reviewed providers. The company I ended up going with was awesome to work with and will be my first call for any plumbing issues from now on.

We have had Mike Council Plumbing replace our water heater some time ago. Recently, we had Mike Council do two (2) new jobs for us recently.The first job was to install a bidet toilet seat. The instructions said “easy DIY”. Alas, not so because of the tight quarters of our toilet. MC did a great job. The plumber was very swift and clean. There was no clean up necessary by us. At first I was happy and thankful to have had this company come out on short notice and do my repairs. Now I am extremely annoyed as in less than 24 hours I’ve received over 20 texts and over 20 e mails asking me to leave a review and rating. I in fact responded to the first e mail left a good review as the service was quick, honest, and done right. Now I’m beyond annoyed to be being spammed with the e mails and texts. I had Mike Counsil Plumbing repipe my house. I had old galvanized pipes and was very surprised when they showed me a section of the pipe they removed, that there was so much build up in the pipe. They were very professional and kept me informed as the job progressed. I noticed better water pressure after they were finished. I have recommended them to my friends and family and will continue to do so.

Had a Christmas Eve nightmare with a sewage line back up. Managed To get the system usable but needed to get the main line unplugged. GET A DIFFERENT QUOTE BEFORE YOU USE THIS COMPANY!!!! I called them to fix a gas leak which PG&E found for no cost. told the plumber where the leak was, and he charged 800$ just to tell me the same thing PG&E did for free. Then he told me it’d cost me over $10 THOUSAND to fix the leak. Called another company, quality first plumbing, and they went in and fixed it for 4.5K. This company is a scam, they go into your house and try and convince you that something is wrong when there is really no problem, then they will charge you over double the normal price to fix non existent problems.

This was a very difficult repair, and I've never had a plumber show up on time before. Henry actually arrived ahead of schedule and worked until 11 p.m. to get the job done. Then he came back the next day and went underneath the house again to verify that there were no leaks. Excellent service.

I can't remember the name of the young guy who did the work. I just needed a leaky kitchen faucet replaced, and a leaky hose bib in the back yard replaced. The office called and told me they would be a little late, which was OK. The plumber was knowledgeable and efficient, The work was well done, no doubt about that. Joseph Salazar did an excellent job changing out our tub fixtures this morning. He was very professional, prompt, and explained the entire process to me. A kitchen/laundry room job that consisted of replacing four values, two for the clothes washer and two for a small kitchen sink was estimated to cost approximately $4000! That figure is not a typo. I had the work performed by another plumber for $390. That value is also not a typo. Also, when discussing plumbing details with MC Plumbing workers, who are always nice, it is quickly apparent that they no essentially nothing about corrosion when they use terms like electrolysis when they should be using the term galvanic corrosion. (I am a registered profession corrosion engineer in California. I even offered to teach their crew the fundamentals of corrosion, but never heard back from them.) Bottom line: Their work is good, but their prices are unacceptably.

Septic problems are the worst but Charles and Mario made my experience the best it could possibly be. They were professional, took time to explain the challenges that arose; their thoroughness and efficiency, and answering my many questions was very impressive. Our experience with Mike Counsil Plumbing was a good one. We first met Jaime on a rainy Saturday evening when he came to restore water service to our house after we discovered a leak and turned the whole system off. He was very professional and patient, despite the terrible weather, and was able to restore temporary water service to our home within about an hour. Shane returned on Tuesday to restore permanent water service. Shane explained things very well and was very polite and conscientious. The restoration of permanent service took several days, but Shane always showed up when he said he would and seemed to be as efficient as he could be. He even went on a bit of a wild goose chase to find some sod to replace some of our grass that had been damaged during the plumbing work. I would highly recommend Mike Counsil Plumbing.

We had to call plumbers during the Thanksgiving holidays. MC Plumbing was able to send someone out right away. It turned out to be a large job, requiring multiple permits and digging below the driveway. Jerry Biondo was our project manager/plumber. He showed up on time, set up for each phase of the job, and showed up for every inspection. He responded promptly to all of my questions. There were a couple of instances where he went above and beyond, including grinding our paver pieces to fit around the new plumbing pipes.While having a plumbing emergency is no fun, I felt that this company provided quality work, and Jerry was not only honest, but dedicated to providing top notch work.

Matthew assessed the problem quickly and gave us the opportunity to buy our own parts if we wanted to do that. He and his partner dressed in masks and wore shoe covers. They also disinfected their work space after. They fixed the broken faucet in a timely manner and were pleasant and kind.

For years we have been paying a premium for Counsil Plumbing services, returning because of the quality of work. Our recent experience entailed a level of problem solving, finding a mysterious leak on our property, that I have seen effectively carried out by Counsil people on the largest (5 figure) and smallest projects. As painful (disruption, cost) as their diagnoses have been on occasion, their assessments have been on target and their solutions enduring.

The only plumber I trust completely. Mike shows up, evaluates, and recommends repair work. I've had him do several projects at my home (sump pump, outside sink) with fabulous results. Highly recommended.

HIGH PRICEDMy toilet was backed up—it’s the main sewer line. Happens every 2-3 years. I've always called SAN JOSE PLUMBING. They charge between $150 and $350 every time. SAN JOSE PLUMBING wasn’t available until late today or early tomorrow, and given it’s a toilet, I wanted to get it fixed sooner rather then later. That’s where the Mike Counsil extortion comes into play. First, they charged me $89 just to come to my house to give a quote. Then Giovanni started with the offer of installing a $2,500 clean out, figuring that when he showed me the real price, I would jump on it. He then politely pointed to a book filled with fixed prices and told me the service would be $671.I paid $89 to learn that Mike Counsil is extremely high priced, they use fear tactics, and take advantage of the situation to charge double what other plumbers charge.

I give Mike Counsil 5 stars for their friendliness and responsiveness. The MC technician, Yobani, showed up on time. He was courteous and professional. There was a drip that damaged the ceiling in my garage. Yobani explained he had to cut the ceiling in order to diagnose the problem and advised me of the cost. I approved, and Yobani proceeded to cut the ceiling and found the problem.What happened next gets 0 stars: yobani diagnosed the problem to a cracked pipe and damaged toilet seal. He noted that the fix would entail replacing the damaged toilet seal, repairing the cracked pipe, and replacing the vent pipe. Since this was inside the ceiling, he explained, Mike Counsil would need to get a city permit. He said other plumbing companies probably cut corners on this, but not Mike Counsil. The cost estimate for all the work would be approximately $2.9K.I decided to go with another service. They replaced the defective toilet seal, and found everything else is in perfect working condition. No city permit required. The cost is a fraction of what MC quoted.

Mike Counsil replaced main water line and under the house sewer lines. Very professional and respectful crew made for minimum disruption to our household. They will stand behind their work, and I am a happy customer.

Wow. I once again tried to be Mr. fix it and failed. I tried to extract some galvanized nipples from my water heater and they broke inside. I called Mike Counsil Plumbing at night and they sent Charles. He knew what was wrong, his abilities were far more greater than mine. I'm not sure but he might of been a super hero. He is a great asset to your company. Keep this guy around! We ended up getting a new water heater and charles will be back to install that for us. He is definitely our new go to Plumber

Victor arrived when he was scheduled and completed cleaning out the blockage to the drain. He didn’t give up after the first try, but repeated the process until the blockage was removed. It was the flushable baby wipes which shouldn’t be flushed. He was through about checking that everything was clear before leaving the job. Happy with the job completed

Bobby Mata was the technician from Mike Counsil who installed and serviced the tankless water heater in our home. He is efficient, knowledgeable and of the highest quality. I have had several major plumbing work in my home done by the technicians at Mike Counsil and they have always been top notch.

I had a completely stopped drain which I could not handle myself, and I needed it unstopped as soon as possible. Their plumbers came at a promised time (the same day), were very thorough in their inspection of things, did their work fast, took care not to get the house dirty in the process, and explained each part of it.

As always, very professional and I now have the peace of mind of having them install an automatic gas shut off in the event of an earthquake.In double-checking the gas pressure, they Jerry and Jesse discovered a small gas leak. It can then be repaired.Mario and Josh and Jesse will install a new gas line and hot water heater. Mike Council is my go to plumbing company. I have been using this company for years. These folks take great care of you and go above and beyond to provide the BEST service. You can probably find cheaper, but not better. PS, each plumber that has been out on what is probably about 10 different assignments, has done whatever they can to make sure you don’t pay unnecessary fees.

The water heater we had was not working and pge deamed it hazardous. So a friend recommended this plumbing company since the plumbers we had called a week before wasn't calling us back when we had them come in to pump enormous amounts of water(leaked for 3 days and flooded) under the house. RJ and a co worker came in and did the consultation and actually did the job the same day. They were nice and courteous and did an excellent job putting up the water heater. But there were a couple minor problems and were fixed right away the next day which was great! It sucks when you have to wait a week for something to be fixed so this is definitely a plus!Now a week later , Jaime comes in to give us the paperwork and check for water pressure , and now he's found a leak,which was great to know and also what a thorough job he did. Checked everything to make sure all the pipes were good and that's how he was able to find it. The other guys from the other company apparently were not thorough enough that they missed this. We had a water main line repair earlier in the summer that contaminated the line with a lot of dirt. This dirt then was pushed into our house and messed up every cartridge in every sink in the house. Mario was great to be able to diagnose the issue, replace the cartridges and flush the hot water heater that got filled with silt. I wasn't thrilled with the cost of replacing the whole system, but Mike Counsil's people did a good job. It's good to know I have a plumber i can count on.

I had a blockage in my waste line which couldn’t be cleared with just snaking. Mario explained the problem and the solution in clear terms. He kept me informed and was very polite and personable. This was an expensive repair but I felt is was treated fairly. Maybe I could have found someone cheaper but I doubt it. Overall I am very satisfied with the service I received.

Have called Mike Counsil Plumbing for main water supply line leak today, 9/30/2015. When receptionist answered the call, she insisted to have technician to go onsite to evaluate before a quote can be given, even I tried to explain where the leak is, roughly what needed to be done. She also informed that there will be a $89 evaluation fee, but I can use coupon on its website. I found and printed the coupon. When technician Bob and his co-worker arrived, they greeted me politely. After inspecting the leak, Bob informed me there is a standard quote for this type of main water supply leak fixing job, no matter how small or how big the job is. They do not quote based on hourly rate of the specific job. I got a quote for over $1500 to fix the leak with new valve. The new valve itself costs $600 over dollar. The actual valve in Home Depot costs less then $10. I have called a plumber before, and I got a quote for $450. I called a handyman who failed this job, and quote was $120 including main shut-off valve. When I ask Bob why the quote is so much higher than other plumbers or market rate, I got the answer that they don't look at market rate. When I denied the service due to higher price then I anticipated, I was forced to pay $89 for evaluation, even I presented my coupon. I was told it is the coupon for service and evaluation is not the service.Overall technicians are polite, and clear in explanation. But price is way too high compared to market rate, and I don't understand why. I will never ever go to this plumber in my life.

I made the appointment at 8am and by 4pm I had a new hot water heater installed and working. Bobby followed all the safety rules for the virus and explained all the options available to me. I appreciate all the work he did by himself.

Unfortunately, we had a huge emergency plumtbing situation. It was fortunate for us that Yobani Almanza from Mike Counsil Plumbing came to our rescue. He helped guide us through the process of having almost 2000 gallons of water removed from under our house, to pulling permits, to replacing worn out pipes, to digging a trench under our paved driveway to help solve our many plumbing issues. Yobani as well as his crew have been very professional, reliable workers. He has continually kept us updated on the process, as well as the progress, while the repair/replacement work is being accomplished. I feel that it was our lucky day when Yobani was the person dispatched to our call for help.

My hot water heater died, and after making a call to Mike Counsel, Bobby was there in an hour and a half. The prior plumber did A LOT of non-code work, and while it was costly, Bobby updated every single item to bring my water/hot water heater problems up to code. I was given four different options to fix my problem which helped financially, too.

Job started with a sewer back-up and ended with a sewer replacement. The plumber on the job (Richard) was very helpful all the way through the job. He explained what needed to be done and how he proposed to do it. Glen is the salesman (has you sign the contract). Glen told me the sewer line was 75ft. that didn't seem right, I measured it and it was 52ft. The job is priced by the foot, so double check! If it wasn't for the plumber Richard I would have found another outfit!

We have had the good fortune of meeting several Mike Counsil Plumbing technicians. Being the top San Jose Water Damage Company, we run into several plumbers. We can say that all of MIke Counsil Techs are courteous and well trained. They understand the importance of a well trained staff.

Called them for a clogged drain and used them to install a clean out valve outside the kitchen sink wall. Professional and neat work. Jerry followed through to getting the city to sign off the permit today. Would use again.

Our sewer main line was cracked (cast iron) and sewage had been leaking out of the pipe for some time, maybe years. We were shocked at the price quoted to us to fix the problem(s). But, after Aaron showed us some pictures of the stagnant water lying next to the sewer line and signs of leaks from 2 of our toilets and potential start of dry rot, we new that something had to be done. The job included replacing all cast iron sewer lines with heavy duty PVC, removing the soiled dirt and water, fixing the leaking toilets, replacing 1 toilet, digging out the old sewer line under our front step, pulling a new PVC line from the front door to the city connection at the sidewalk (about 40 feet), etc. This meant replacing all the cast iron pipes under the house, spraying the floor under the house with rot preventer, removing a section of our concrete front step and replacing it like it was before, digging down about 8 feet to get to the city sewer connection line next to the sidewalk. It was a huge job.The whole thing took about 13 days. They were very neat and made sure they cleaned up before leaving after each day. The cost was high, but, we now know that we won't have to worry about these problems anymore. They did and excellent job. Aaron was a very hard worker and was very accommodating to our requests.

Water was leaking at the base of one of my toilets. Shane fixed it by replacing the wax ring. He conducted himself very professionally. I am a happy repeat customer of Mike Counsil Plumbing.

Charles and his helper alex are the best. Very knowledgeable and communicative throughout job. Do more than I thought needed to get done but what to expect with an older home. Good guys would definitely use them again and ask for same guys.

We bought a new house and the seller did an outside copper repiping because it was leaking. They tried first to fix the whole twice till they decided to replace the whole pipe. After he was done a huge pile of dirt was still in our front yard. It took him multiple days and a lot of calls from the seller to take care of it. We had to move the closing date multiple times because of him because he always promised to do it the next day.On the day he came to pick up the dirt, I also told him that he broke a sprinkler. He said he would take care of it. I didn't check before he left but instead of putting a new sprinkler back, he just capped it.

We always call Mike Council plumbing when we need fast, efficient, and professional services. I've never been disappointed in the courtesy and expertise of their staff and Anthony was great, today.

My bath tub faucet was leaking and my bathroom sink clogged up. Christopher Ventura came and did a superb job and very professional. I will call again for my future plumbing needs and will recommend to anyone.

What amazes me with Mike Counsil Plumbing is the wide array of services they offer. They are experts in drain cleaning, repipes and installing water heaters. I also hire them to install the salt softeners and tankless water heaters in my house. They used video inspection to check plumbing in every part of my house. For now I am planning to hire their professional contractors to install hydro-jetting and safety gas lines. I did not expect to be given some coupons to reduce cost.

They had a technician here inside 90 minutes. Victoria diagnosed, then prepared an estimate quickly and efficiently, explaining the options thuroughly. She made the repairs and was completely finished inside an hour. Very pleased. Would recommend them.

Henry did a great job as always. He is very helpful, honest and kind. Answered any and all of my questions. He is very patient! Richard, his helper, was great also. Very hard worker and very polite.

I had a tankless water heater made by Eternal, the unit started leaking at the bottom. Leak was so bad that the unit was replaced with a Noritz unit. The installation was very costly as well as time consuming. I am a happy camper now because at no time were we without hot water. The i'll be back crew worked very hard and cleaned up after themselves. Very good, job well done.

We needed to replace the entire drainage system for our 60-year-old house, and we couldn't be more pleased with the work. It took a few guys and about a week to do. They were considerate of our needs throughout the entire process.

Water softener, located outside, had ejected the softener bypass plug & water was gushing out.
I opted for a temporary fix which was professionally handled. It was pricey.

Chronic problems with our sewer line finally had us ready to do some preventive/proactive work on it, which we delayed until spring break season for our personal convenience. But the problems (toilet flushing sometimes, backup in the bathtub if running a big load of laundry) got worse this winter. After several competitors didn't return calls I went ahead and called Mike Council despite some concerns about their price competitiveness gleaned from other reviews.The phone contact wouldn't talk pricing other than the cost of showing up. I teach economics so I immediately understood this as a profit maximization strategy -- they avoid competition by making the time cost of shopping higher. So that wasn't exactly reassuring.Someone came out the same day. They were responsive and professional from beginning to end. We had a total collapse of the sewer line as it exited the house and other issues over the 100'+ span. I knew it would be very expensive but was still shocked at the price. We decided to engage them as they could start the work the next day and basically finish before school restarted. (We are both teachers with consecutive breaks). Given the number of labor hours expended and a rough idea about capital costs, I'd say they made a healthy profit. Were we 'ripped off?' I doubt it, but I still don't really know. Hence, the 4 star review, although the missing star very well might apply to the plumbing profession and not MCouncil specifically.What I do know is that their personnel were excellent about communicating with us and every aspect of the job radiated professionalism. Our foreman had an out of state child custody crisis erupt in the middle of the job and maintained contact throughout. So, from a customer service point of view, very high marks. I expect the quality of the work to be high, and it was guaranteed for 40 years. Most plumbing businesses do not have the scale for it to be credible that's they'd even be in business that far down the road, but Mike Council does, and that's worth something. Cheap credit was available for financing (0% interest for 18 months), which was helpful.When we saw the bid, I expressed concern about cost overruns and no surprises in terms of cost. I was reassured that the price quoted would be the final price -- they aren't really providing an estimate so much as a bid. This is also worth paying for. A sprinkler pipe that was inevitably going to be broken was repaired, as was a bit of siding on the house. Neither of those things were in the contract proper, and they could have left us hanging, but they came back to fulfill the oral promise of 'no surprises.'Long story short, if you have ongoing issues, best to put it out for multiple estimates for your own peace of mind. We trusted Mike Council on the price and still can't say for sure if another contractor could have done the same job for $5000 less. But it feels like a 'you get what you pay for' sort of job and it finished on time. 4.5 stars.

All of sudden around 9pm, my toilet on the first floor started overflowing for now reason! And it is overflowing into the family room. I called a few plumbers that I saw on Google, but they all told me they couldn't come out until the following day. MC Plumbing was the one who came out right away within 30min and fixed the problem in less than 35min! Their pricing is very fair and the plumber is very professional and courteous. I had my water heater replaced with a new one,they did a good job,I paid for the new water heater and installation.I paid $2459 for the new one but they added another $1000 they said for inspection.Is it true that it cost $1000 dollars to inspect a water heater?Isnt that too much just to look at it...I am a 73 year old home owner and I can see a lot of over pricing on this deal,theyre taking advantage of elderly people and the situation.
