Professional Plumbing

Professional Plumbing completed the installation of a whole new water mainline yesterday, March 9, 2023. This is our 33rd year at this location and I repaired the main line 3 years ago when the detected leak location was relatively easy to get to. Not so this time, as the leak was detected under a 6 slab of concrete at the front entrance to the house. Rather than repair a 45-year-old water line again, I decided to go all in and replace it from the meter, to the house, a run of about100'.

To start the process, I sent out requests for bids as well and asked members of our HOA for recommendations. Shane and Professional Plumbing was one of the companies that came highly recommended. On top of that, Shane was the most responsive and gave a very detailed quote, describing how the job was to be done, the materials to be used and gave me a couple suggestions for improving the current system.

Forwarning: Replacing a mainline is not an inexpensive proposition! However, the quote I got from Professional Plumbing was not only the best one I rec'd, it was also the most detailed and presented in a professional and timely manner.

Professional Plumbing showed up when they said they would and completed the job with absolutely no disruption to our daily routine...other than having to shut the old main line down while they tied in the new one, but we expected that to happen and planned accordingly.

Every person on that job was a delight to have around. None of them ever complained about having this homeowner looking over their shoulder. In fact, Shane encouraged my many questions and was more than happy to explain all the awesome equipment they were using. The entire process was well orchestrated.

When Professional Plumbing was done with the job, Shane took the time to walk me through everything they had done, where all the shut off's were located and where the additional shut off's were added. And, they replaced all the old gate valves and put in very nice quarter-turn ball valves! They even put an in-line shut-off going to an outside hose bib so I could easily winterize it.

All the holes and trenches were backfilled and smoothed neatly; you would hardly know they were even here.

I have had the opportunity to work with many, builders, electricians, plumbers, fencing companies, painters and installers over the years. I would have to say that Professional Plumbing is absolutely top-notch. Not only does Shane present himself well, but actually takes a lot of pride in the work he and his crew does. Shane is not shy about getting down in the trenches with his co-workers either. It sounded like they all enjoyed working together. From my observation, when they go to work, they put their heads down and go at it.

I called Shane on Sunday for an emergency service for a leak in a pipe, the location of the leak made a temporary patch difficult. Shane responded quickly, got a few pics from me on the issue and was able to provide me an ETA to arrive in about 2 hours and a quote for the repair. Arriving right on time, we quickly discussed the issue and I provided some suggested changes I wanted to make to the way the piping was setup, as it was already being worked on. Shane provide some feedback, we agreed on the plan and he quickly resolved the issue, keeping the work area clean, as dry as reasonably possible, and talked me through the finished result. High quality work, done exactly as we had discussed. In the evening I ran across a small issue, I sent Shane a note pretty late regarding it. Despite an important personal event to attend to, Shane responded first thing in the morning and was able to provide me an ETA to come back same day to check it out. As promised he showed up right on time and resolved the issue. Overall the work was done exceptionally, the communication was clear, and the willingness to quickly resolve a follow up puts Shane at the top of my list for any future repair needs. Shane has been an excellent plumber for us, wouldn't dream of working with anyone else now. He has helped us on three occasions. 1st time was when our sewer line backed up. He found a tree root that had eaten its way into the line and obstructed it. He blew the root away with a high pressure water jet and got us going. He returned the next day to install an easy access pipe for future use ( had to dig like 4 feet down). Recently, he came to the rescue again when our sink drain line became clogged. He was able to, again, use high pressure jet to clean out the pipes and fix the problem. Great attitude and very responsive. Thank you for everything Shane!!

Shane from Professional Plumbing came to swap out my garbage disposal and he was the absolute consummate professional. The instal job is perfect and the conversation while doing so was friendly and stimulating. He came out once before and found (and fixed!) a leak that was so hidden that it should have taken a team of forensic scientists to find it, but he sussed it out and fixed it. Shane of Professional Plumbing is a phenomenal plumber, and human being. Our water heater went out the day before New Year’s Eve. I called Shane around 10 am on a recommendation, and he worked his schedule so that he could install a new water heater for us that same day. He already had a full day, so didn’t arrive till around 4:30, but he worked his butt off in our weird crawl space, removing the old w.h. with funky hookups, installing the new one up to code, and keeping a good sense of humor the whole time. It was so generous of him to work late so that we’d have hot water through the holiday weekend. I can’t speak highly enough of Shane and the great experience we had with him. He’s a good guy, and a great plumber.

Professional plumbing/Shane was so great! I actually approached him in a plumbing supply store parking lot asking him for advise. And just by getting a sense of his professionalism and demeanor and knowledge I just said hey can you please come over and put in a shower valve for me. And thats Exactly what he did in less than a few days he came over and looked at it spent another day rounding up the correct parts always keeping in touch updating me on what he was doing to help me. Then he showed up and installed the shower valve. I’m sure he had other clients but somehow he managed to schedule me in and get mine done in such a timely manner that now my shower is back on track to being finished. We had Shane to fix the leaking sharkbites at 1am as he is the only available plumber with an outstanding review. I am grateful that we chose him! TBH, professionalism and patience might be found other where as well but his passion towards plumbing really impressed me: He is dedicated to making his work a masterpiece, an art. As always seems to be the case, we had a plumbing emergency arise on a Saturday. We contacted Shane at Professional Plumbing and he was able to come assist within a few hours. He thoroughly explored our issue, explained our options, and repaired/replaced the needed equipment all within a few short hours. I would highly recommend Shane to friends and family and will call him again should any plumbing needs arise.

Tl;dr: Shane completed a very difficult toilet installation without ever losing his great attitude. He's unstoppable!

I contacted him to replace a rear-outlet, low-efficiency toilet in the master bath of my condo unit with a high-efficiency unit. Rear outlet toilets are not very common and notoriously difficult to replace, which is probably why the old toilet was from the original mid-90s construction.

Shane managed to figure out the exact toilet I needed by referencing some pictures I sent. He went with the pressure-assist model, which provides a much more reliable and faster flush in high-rise buildings like mine. The rough-in of the model he bought precisely matched the old toilet.

The installation was indeed difficult -- the job ended up taking about 3+ hours -- but Shane never flagged or seemed discouraged, and he never gave up. Even though the rough-ins were the same, the upper screws were slightly too low and the floor screws slightly too short (and not very secure looking anyway), but Shane managed to get the new toilet installed into the wall and glued it to the floor with strong silicone glue to keep it secure.

He maintained a great attitude throughout and tackled each problem as it came, even when, on top of everything else, the new toilet ended up having a faulty tank. He returned the next day with and installed a new tank which worked perfectly.

It's clear he works hard to do his best for his clients. Once the install was finished, he tidied up and took away the boxes and other packing trash, as well as the old toilet. His rate is reasonable, and he more than earned it!

We were referred to Shane by our good friends when a pipe in our basement started leaking. Shane came over a few hours later and repaired (and upgraded) the section perfectly in record time. Very nice and responsive, look forward to working with him again in the future!

I was really disappointed. Shane answered my call and sounded great - asked for photos of the issue, which I sent immediately. Then - radio silence. No response by text, no calls, nothing. After two days I called again - again he answered, confirmed he'd received the photos, and said he'd been super busy but would call me back in 40 minutes to set up a time to come take a look. It's now been another 24 hours and nothing. I sent one final text saying just let me know if you're too busy - no response. Busy is one thing. Too busy to even say you got the message or that you can't take on more work? That's UN-Professional.

Shane absolutely saved us during a plumbing emergency. He answered my call quickly and came to our house in less than 15 minutes. He's professional and courteous and was very nice to my son who wanted to see how it all worked. He seems to really know his stuff and he got the job done quickly. Afterward, he helped diagnose a possible long-term issue, but didn't turn it into a big sales pitch so I'm inclined to call him to fix it. I definitely recommend him.

Our builder put several nails thru our pipes and caused a leak in our garage. Shane was able to come next day and fix the issue very quickly and for a very affordable price. Well done, will use again (well, I hope I don't need to :) )

My brother in law recommended Shane by saying “I didn’t know people like him still existed honestly, very grateful he’s around.” That’s a direct quote. I called Shane because our toilet was clogged and we couldn’t unclog it. He picked up right away and was at our house in 20 minutes. He spent 3 hours removing our toilet, clearing the clogged sewer, and installing a new one. He was friendly, funny, professional, great with our dog, and clearly passionate about his work and his customers. I had to leave the house before he was finished working and on my way out I told my fiancé, “whatever he charges, give that man whatever he wants. If he wants the tv, he can have it.” He didn’t ask for the tv, just a reasonable price. 10/10 would recommend.

Shane is one of those rare, genuine people that are so hard to find in this business. We had a major main sewer line backup and Shane was able to quickly come out and clear enough of the root backup to get our drains flowing again. The recommended follow up action to address the bigger issue was clear and fairly priced, so we had him come back out a few days later. Ended up being quite the job, requiring excavation, but he was able to completely clear the line of 20’+ or root intrusion to the main trunk. You never want to be in this situation, but the way Shane approached, and took pride in, his work and broke down how he was going to address the problem was second to none. We’ve had our experiences, good and bad, with many companies across many trades, and Shane stood out as the best we’ve worked with. He even came by the next day to fix up the landscaping that was disturbed by excavation. Highly recommend him for any plumbing job. We’ll definitely use him again in the future (hopefully under planned needs than emergent).

Shane was prepared, courteous, and knowledgeable during the installation of our new water heater. Shane displays true passion and precision for his craft. Shane was welcoming of questions during the process, and looked beyond “just another install”. He was able to identify problematic elements from the previous install, brought it to my attention, and rectified these issues on the spot. Shane has my business in the future for my plumbing needs.

Shane replaced our broken hose bib and added a handy shut off valve so the pipe won’t freeze and break again in the winter. (Discovered in the summer that the pipe had broken in the wall). Shane is incredibly knowledgeable and a pleasure to work with. Awesome job, will definitely use again!

The main water line to my property burst and I called Profession Plumbing. The owner Shane called 811 for the utility markings, came to the property and provided me a written estimate, and completes the job the next day. He used a boring machine and installed the new water line underneath my driveway without disrupting the asphalt. He installed the PEX line with a sleeve for added protection, a tracer line, and a new shut off valve. He also installed a pressure reduction valve to reduce the psi from 120 to 60, protecting the existing inside lines. Everything done was quality work with photos provided for documentation. I will use Professional Plumbing for all my future plumbing repairs.

I was doing a load of laundry and running the dishwasher at the same time and water started to bubble up in my shower, bath tub and toilet. As you can imagine I panicked?! I found Professional Plumbing via Yelp and was impressed by the consistent 5-star rating and numerous reviews from so many customers. I have found it rare that any business has such an impressive history. I called at around 8:00P and Shane arrived at my house within the hour, just as he said he would. He was quickly able to troubleshoot my issue and determined that I had a main drain break. He walked me through every step of the way and showed me the blockage / break via his camera system. The solution was very involved and required all new pipes and fittings under the house. It was a big job. Shane's communication was outstanding. He was easily available via phone and text. Great work! The work with Shane went very smooth. I contacted Shane for a quote to replace laundry box, his price is very competitive compared to others. It’s very easy to setup an appointment according to my schedule. He kept me posted when he would arrive and also told me about the project progress, showed me his idea. He made everything clear and reasonable. I’m glad he didn’t cut a big hole on the wall while other companies told me that’s necessary. I would recommend him to my friends.

Shane came out within two hours of us reaching out to jet out our clogged line that had backed up into our laundry room. He was respectful and courteous, walking us through step by step what he was doing and keeping the area around the interior clean-out. Shane was super friendly and responsive. While most other services were flaky about getting someone to to assess the repair for a quote (with a fee to come out) Shane was happy to ball-park the repair based on picture and a description on the weekend. He was on-site doing the work a day and a half later. Shane had to rethink the repair when the cast iron drain pipe turned out to be worse than expected. He came up with a new plan and finished the work quickly and to a very high quality. Highly recommended!

I woke up to water under my my kitchen sink- never a good thing! I called Shane and he gave me my options after seeing my photos. Within 24 hours of my first call, I had a new garbage disposal installed u see the sink and no more wet!! Thanks for the fix and thanks for making it easy!

Shane was great! First trip out he installed a hot water heater for me. I got numerous bids and chose him for his professionalism, excellent communication and fair pricing. It was also refreshing to speak to the guy doing the work on the phone; no answering service, receptionist, or other person between me and the guy doing the work.
The many great reviews also helped in my decision. The reviews were not wrong. The water heater was installed quickly and no more leaks.
The second trip out, Shane installed a pressure relief valve and fixed a shower valve at a better price than I got from other plumbers.

Consistent with all the other 5 star comments, Shane did a great job for us. He came next day to quote a time sensitive project for us. His bid was competitive, I appreciated his upbeat professional attitude, and the knowledge he shared in his initial review. He was able to fit our work in the very next day (a Saturday) and got the job done well ensuring the other contractors on site weren’t delayed. It was a pleasure to work with him. We had another unrelated smaller job that we asked him to bid while he was doing the other project. He was able to come back just a couple days later to finish the second job as well. Having a great experience the first time, I taped the business card to my cabinet. Christmas week I had a back up in my pipes and was relieved that Shane was around and came out FAST. I once again used Professional Plumbing to solve a problem permanently. Shane is able to assess and triage so that his clients don't suffer or have unsanitary conditions. He is a quick, effective and creative thinker and does not try to sell but instead presented me with options for repair of my blocked sewer pipes invaded by tree roots. I can't recommend this company more highly- they are able to show proof before and after of the job they complete with their hi -tech diagnostics. Our tubs were backing up a little and water was leaking from the base of one of our toilets. Shane came out and did a camera inspection that I was able to watch. Shane was great! Called him up for a burst pipe that froze over the winter. He showed up within 48 hours, on time, and took less than an hour to get it done. He had a great attitude and was very friendly. Will be using him again for any other plumbing/water related issues.

We hired Shane to help us with a remodel at our home. We needed most of our pipes resized and the directions changed. He was loads of help and got it done decently quick and was super enthusiastic about it which was awesome! He installed a new bathroom sink, shower drain and rotated our toilet for a new bathroom. He also installed a new laundry system for us as well as a tankless water heater on the exterior of our house and everything looks amazing! On Sunday, our backyard faucet broke and would not turn off. We sent out request for a quote and Shane quickly responded to our request with a fixed price, all-inclusive, quote. He came the next day and replaced our faucet with a new one. He was professional and worked quickly. I definitely recommend them.

Our newfound & go to plumber from now on. He did not disappoint. We had a recurring slow water drainage issue in our kitchen sink in July. My husband did everything he could, bought a 25ft drain auger and also rented a 50ft auger from Home Depot to try clearing it up but couldn't.

I scheduled a call with them to discuss my problem on their website when I couldn't sleep in the middle of the night. The next morning at 9:30am Shane called me right on time. He was able to ball park the project over the phone.

He came by my house to review the estimate and sent me a formal estimate before the project - lower than expected!

One of our rentals had a blocked sewer line. Shane did his best to to unblock it but couldn't. His bid to excavate and repair was a thousand less than a competitor plus he waived the fee to unblock. It turned out that it was actually two blockages, not one which requires more excavation and another replacement section. He didn't charge us extra.

I would give more than 5 stars if I could! I called on a Friday morning after my bathroom flooded and Shane was at my house by Friday afternoon. The problem was very hard to diagnose. It involved significant effort to fix, over multiple days of work using multiple other service providers. There was considerable excavation involved and managing the other service providers wasn't always easy.

The quote was reasonable and the work was done without real delays or disruption to our lives. The quality of work was high.

Shane and his team managed all of this with pretty minimal fuss, considering. They worked around our property, which is very challenging to access, without complaint or work on my end to accommodate.

We had some small setbacks and surprises but Professional Plumbing explained what was going on clearly at every stage. The level of communication throughout the project really stood out.

Shane from Professional Plumbing called me within a few minutes of submitting my online inquiry late in the evening! He was at my property on schedule first thing the following morning to repair a burst pipe in the wall. I wasn't on site so he kept me informed through the whole process with pictures and estimates etc, found the leak, and repaired it within a couple hours to get the water turned back on! Holy Cow. Talk about a great experience! With all of the rain recently, my stair drain was overwhelmed and water was flooding the basement. A few calls to plumber's and I was given wait times of up to two weeks. Then a co-worker recommended Shane and Professional Plumbing. Shane came out the next day, gave me a quick fix for my flooding problem(unclogged the floor drain in the basement) and described what would have to happen to fix the stair drain. No BS, and didn't even charge me for the visit :) If you want a straight shooter who will give you real answers and not try to sell you unneeded services, Shane is your guy!

We called Professional Plumbing tonight after we were unable to unclog the drain in our sink. We really wanted to get it cleared because the dishes had already piled up and the first company we called wouldn’t be able to make it out for a few days. Shane is great at communicating what is going on before during and after the project! I had a driveway culvert vacuumed out with their awesome vactor trailer and some French drain lines jetted for general Maintenance. Chad and Drew did a great job and kept working on getting the culvert cleaned by using the jetter and vacuum multiple times. They kept going to clear it until i was happy with the results! 25+ years of dirt & crud didn’t want to come out easy, yet they persisted! If I could give Shane 6 stars, I would! We had a last minute issue with a clogged sewer line. Shane showed up late and stayed until after well after midnight to fix. Great service and delivered. I was a real estate agent for a buyer who recently bought an old house in Seattle. The Seattle market in February was so hot that buyers bought homes without inspection. After buying the house, I hired sewer inspector and they found that an old drain pipe had collapsed. We've reached out to Shane, who got the best feedback on Google. The sewer repair work ended without a permit, but a neighbor reported it to the city and the city informed the homeowner to get a permit. The repair section was inside the perimeter of the house, and the repairs were shorter than the length needed to get a permit from the city, but the homeowner applied for the permit through Shane and he helped get the permit through, so everything went smoothly. The new homeowner and I really appreciate him working hard to help the permit issues after work finished and the balance is paid.

Shane came to fix our hot water heater pipes last-minute when we sprung a leak and needed immediate assistance. He was informative, helpful, friendly and professional. I would definitely recommend him to anyone needing plumbing work done!

It was about 10:30 PM when I came downstairs to find water gushing out of the back of our basement toilet. Water was filling up the bathroom and the hallway outside- we needed help right away. We posted a note on a neighborhood Facebook group and someone suggested that we reach out to professional plumbing – we are very glad that we did! Shane answered the phone and agreed to come to our house immediately, even though it was very late at night. He quickly diagnosed the issue and got right to work solving the problem- a series of root balls throughout our sewer line, creating multiple blockages and causing water to back up into our bathroom. Not only did he clear all the blockages, he also showed us what he was doing each step of the way so we were well informed. In order to access our sewer without having to remove our toilet and impact our newly remodeled bathroom, Shane found our sewer clean out. It was decades old and the cap was stuck so he cut it open and gave us an access panel to make any future plumbing work easier. Once the issue was resolved, he told us what we needed to do to address the situation long-term. He stayed until about 1:30 in the morning until the job was done. Shane was polite, professional, very open and transparent, and seemed to legitimately enjoy his craft. Definitely recommend!

We sent out a bid for the replacement of our outdoor water line between the house and meter due to a leak. We didn’t know where it was, just that it was outside. Shane reached out immediately, showed up the next day with a more than reasonable quote, and got the whole job done in one day later in the week.

We modernized the outdoor plumbing, and once the new pipe was drilled through and connected, the water leak module stopped spinning, and we were all set. While putting in some new bathroom flooring, we discovered a problem: our ancient toilet had a rusted, nasty-looking connection to the drain that seemed destined to fail in spectacular fashion. Re-installing the toilet was a hard no because there would be a gap between the toilet and the rusted, nightmarish drain pipe. Not ideal. My husband, who is pretty good with home repairs, took one look at the toilet flange and noped out of there. Enter Shane and his crew. If you want more detail, read on....Last Saturday evening, I'm greeted by a hissing spray of water as I open my kitchen door. Upon inspection, I see that the galvanized steel stem for my water spigot (from the Truman administration) has developed a pin hole, and my front yard is getting drenched. After turning off the water at the meter, I furiously work my phone and determine that Shane's biz has the highest ratings. I call, and he answers on the second ring. I explain the situation and make arrangements to have him come out the following morning. From there, it's all very easy. He arrives on time and after some light/moderate trenching and a run out to the supply store, my pipe is capped, and I'm back in business. Quick, efficient, professional and done right. I'm very happy with the results to date and will certainly call Shane again when the need arises.

Called Professional Plumbing early Saturday upon discovering our side sewer had backed up into our basement. Shane had been planning on taking the day off after working 41 days in a row, but understood my predicament and came right over. He used a scope to quickly discover the location of a large root ball, then used a water jet to punch a hole through it which allowed the water and sewage to drain. After scoping again, he used several nozzles in succession on the water jet to enlarge the hole as much as possible, checking progress with the scope each time. After concluding the pipe joint itself was damaged, he suggested relining much of the piping after replacing the pipe sections at the compromised pipe joint, but also promised that I would have ample time to have that done before the root ball caused another blockage. From watching him work and hearing his explanations to my many questions (as well as to those of a neighbor with whom I share the side sewer), it was clear Shane a) loves what he does, b) is very competent and experienced, and c) wants the customer to be happy with his work. Finally, his price was very reasonable, especially considering this was emergency work on a weekend. I am a happy customer, and am looking forward to having him do the replacement and lining work.

We asked him to change our valve for dishwasher connection to a valve with water shutoff and air gap as required by home depot delivery to install a dishwasher. The project was complex and difficult, Shane shoot the liner instead of digging the whole sewer line out. The area in the backyard was very rough, he prepared well to dig the section with right tool. We are remodeling a bathroom and doing the demo ourselves. Removed the toilet and discovered a faulty valve that I tried to fix without success. Called Shane and he was there within 90 minutes. They replaced all the old galvanized pipe, which was a tangled nest of pipes, with PEX and added a new shut-off and hose bibs, and plumbed to the fixtures for our bathroom remodel! Excellent work!

Shane came out on Christmas Eve (daytime) and was able to explain in terms I could understand as to why the shower was full for water. There is a broken pipe (it's only 60 years old!) and with all the rain and tree roots it was just too much for the old pipes to take. He got the plumbing going to get us though the holidays and told me to prepare myself for a much bigger job (digging up the pipe-12 feet down) in the very near future. Came out on short notice after tight lines backed up into my crawl space. Jetted my drain out to the catch basin and found the pipe crushed under a concrete pad. The areas were marked and scope was suggested so I could conduct my own digging (at my request). The jetting cost was much less than competitors and well worth the money spent! Will hire again.
