Bob Oates Sewer & Rooter

Great experience with Bob Oates on a sewer lining (Nu-Flow) project. From assessment, project management, to scheduling, work quality and follow-up, the whole team involved was professional and detail-oriented. No surprises. Highly recommend.

We recently experienced a backup in the side sewer of our 1931 older home. Bob Oates Sewer and Rooter responded on a weekend when no other plumber would. The remedy to our issue was to install a sewer liner through the 4” line to the city main. Bob Oates’ crew performed their work including excavation and plumbing tie ins to the line with diligence and professionalism throughout the process. A few problems did come up during the project but their ethical approach to them made them a standout company. We would definitely recommend Bob Oates Sewer and Rooter to anyone wanting the best at reasonable pricing.

The main water line in front of our house broke. Mitch, from Bob Oates Plumbing, came immediately to check it out. They advised a leak detection company to come and find the source of the leak so they would know where to dig. Then they came and did the repair. It was done efficiently and in very good time. Everyone was very skilled and professional. I definitely recommend them. Excellent service.

I did not use this business, but I was very impressed with the courtesy and professionalism of the person who gave us an estimate. He took time to explain everything and to show us the problem through his video scope. We have every confidence that his team would do our job well. In the end we chose a slightly lower bid for the job. I would not hesitate to recommend the organization to others based upon our interactions.

Bob Oates is my go to plumber. They are the most responsive contractor I’ve hired. They respond immediately and have always had dispatchers available within my time frame. I just had a leak fixed and hose bib installed by Konrad, who did a terrific job.

Tj was AMAZING! We have a handful of property in King County. Another Rooter company tried to rip me off at 3x the amount that Bob Oates charged me. Tj made me feel super comfortable by explaining the repair and ALL my options; not just the most expensive one. PLUS, Bob Oates didn't charge me to come out and give me an estimate like the other large sewer companies. Thank you Tj & Bob Oates!! Will call you first on our next repair!

I have nothing but great things to say about this company! They were on time and were able to fix my clogged sink in under an hour! The technicians name was Prescott and he was fantastic. Super friendly and very knowledgeable about what was going on. He talked me though everything and gave me excellent advice going forward! I will be recommending him to everyone!

Had a great experience with Bob Oates! My technician, Denero, was amazing—professional, helpful, and extremely capable. He cleared out the drains in my house and gave me some things to look at on my hot water heater. All around positive experience.

Had a shower that needed to be unclogged (something we have to do every few years). They charged me $488 for a 10 min job which I had to pay because I was in a hurry. That's simply ridiculous and highway robbery. I will say that the guys who did the work were nice and professional. I've used this company in the past but will never use them again. Totally unethical prices.

Needed new toilet. Mikey was wonderful. He assessed my needs, ordered the toilet which was delivered promptly and installed. He was professional and pleasant. I will always use this fine company for any plumbing needs I might have.

I used Bob Oates Plumbing for a sewer relining, Patrick Gavino was great. Coordinate the entire project, worked with my neighbor for access addressed all my concerns. Great job.

While the guy that showed up was awesome, charging $500 to snake a drain seems a bit ridiculous. Good thing is they do an upfront quote so you have an option to turn it down.

I haven't gotten work done by Bob Oates, but I did get an estimate. I was given a small time window - not an all-day timeframe, and the technician arrived on time and we got the estimate. The technician was willing to chat and even did a video inspection of our drain line while he was out, giving a balanced assessment of different options. Ultimately we didn't need work done (yet) - there were no high-pressure sales tactics. We'd be happy to work with Bob Oates when the time comes!

Ryan came out and quickly assessed the design to make my clients shower/toilet area more accessible was in fact feasible. He was able to get us in the schedule as our regular plumber was unable. Ryan improved the over all location & function of water shut offs so the whole building wouldn’t have to be shut down again to do service.

Bob Oates is fast and responsive, and their plumbers are honest professionals who have always been helpful in diagnosing and fixing our sewer problems.

I called in the morning and was told it would after 5p before someone could get out to help me clear my floor drain and clean out (and there would be an upcharge for after hours). Prescott got there at 3:30 and blasted my cleanout with hot water 60ft out. He was very knowledgeable and fair in his explanation of what he could do to help my situation. I did not feel pressured at all. He left my basement cleaner than when he got there too!

These guys have been in business forever, and their techs have years of experience. Sewer pump and sewer line diagnosis and repair can be a very expensive proposition, it absolutely has to be done right if you don’t want it failing again in a few years (or next year). Go with the pros.

What a wonderful experience! From start to finish we felt we were working with a trusted partner who was the definition of excellence in service. The appointment was painless and smooth, our service technician was prompt, communicative, respectful, thoughtful, helpful and clean. He went above and beyond to make sure we thoroughly understood what was happening and when. I could not speak highly enough of the professionalism. We had used Bob Oates for sewer repair and were very pleased so when our plumber retired I the thought of them.
Cory did our work and he is great. In addition to being super competent, he is a delight. He fixed an outdoor plumbing problem and ran into some unexpected issues.. Because of his experience as a builder and a plumber he was able to solve them. I doubt many others could have figured it out.
We will use him again. He is terrific.

We had a serious blockage in our sewer line. They worked us into their schedule quickly. The plumber arrived earlier than expected which was great. He was very professional, thorough and also careful with our property. Explained all that was happening and gave some good recommendations for future. Very pleased with his work.

Jeo did an excellent job and fixed the problem with the relief valve and added a pressure reducer to my system. Work was done quickly and efficiently. Jeo was very informative and friendly. I believe this is the third experience I have had with Bob Oates and all have been excellent.

This is our second time working with Bob Oates and we’ve been very impressed. Earlier this year they replaced our side sewer, which was a huge job. Their bid for the job was right in the middle of the ones we received, but we were so impressed with their professionalism and knowledge and how well they explained everything. They did the job very thoroughly, and weren’t willing to settle for anything less than perfect. Absolutely great communication throughout and everyone was very kind.

Yesterday our sump pump broke and our basement flooded, so we called them again. They were able to get out to our house first thing in the morning. They finished the job quickly, explained everything thoroughly, and the labor charge was really reasonable. They even went the extra mile in helping us by emptying all the heavy buckets of water we’d pumped out earlier, without even being asked. Super happy with this company and would recommend to others.

I have been working with Bob Oates for a few years and recently they did a larger project for us. Overall I am very happy with their responsiveness and being so professional. This is a remote rental property, so I can't comment on the quality except that my tenants haven't been complaining. Anyways, I have such a good experience with this company that for my last project, I didn't even shop around.

EXCEPTIONAL & EXCELLENT: After having the usual bad experiences with other plumbing companies: didn’t perform the services just wanted to dig holes to charge more….way more; Bob Oates’ Micheal and Jeremy came to rescue. They are very thorough, articulated, determined, and skillful. I can’t thank them enough for “detailing” my 100-year old sewer line, especially it’s 94 degree today.

I had a clogged Kitchen drain that I was unable to clear. Contacted Bob Oates Sewer and they offered to have a tech on site same day, I instead scheduled the call for 8 am the next morning. Two man team came on site, diagnosed this issue, clearly communicated what they were going to do and had the problem resolved within the hour. Plus left the Kitchen cleaner then they found it. During the summer, TJ and his team installed a clean-out in our sewer, and hydro-jettied our root-bound pipes. Within a few months, our roots were back, and TJ gave us a quote for a liner. The team arrived as scheduled, and worked quickly to install the liner, keeping the excavation to a minimum and cleaning up well. TJ made sure the job was complete by videoing the final result; and taking an extra step, at no additional cost to us, to solve a extra challenge with our 100 year old pipes. We highly recommend TJ and his Bob Oates team.

We were very satisfied with the service from Bob Oates Plumbing. There was one glitch which got taken care expediently.

In mid March I called for a sewer scope as I was selling my house. I had used them in the past a couple times when it was a small business. The price quote was a little high but fine. The service man was friendly but told me it was $100 more than quoted and when I explained I specifically asked he said the girls in the office should know about the increase. Not my problem but I needed it done. Then he got blocked 91 feet out and couldn’t finish so showed me the video, got his payment and left. Said his supervisor would review and could come out and mark area. I have always had techs spray any suspect area on site. So supervisor sent a YouTube video. Because there are turns before it heads out to street I was unable to analyze the location even with my sewer card. What a waste of time for a job incomplete and partially my fault that I didn’t call and challenge it. Instead got another company who couldn’t come out before listing.

The Bob Oates technician that came out did a great job. He was helpful, knowledgeable and fair. He quickly identified the problem with our drain and realized an old pipe needed to be replaced under our sink. He took care of it the same day. Bob Oates was referred to us by a friend and we would definitely recommend their services to others.

I had a great experience with Bob Oates. Had someone out to clear out my sewer line. I was really impressed with how professional they were. And he really went above my expectations. My cleanout needs to be access from my neighbors yard and he introduced and checked with the neighbor before doing the work. He also cleaned out my down spout p-trap which in connected to the clean out. I've had a few different companies out in the past and none of them did either of these things.

I have dealt with different plumbing companies in Seattle and I have to say that Bob Oates is superior to all I have ever used. I like the professionalism and their expertise. They respected my house. They listened and answered to all of my concerns. They have great communication skills. I am very impressed as I rarely see this. Also they didn't make me feel that got ripped off. I got a great value from them. I have had a bad taste from other plumbing companies and contractors. This company has 100% impressed me. I've used Bob Oates for the past several years. I'm never disappointed by their on-time, friendly, and professional service. I had my mainline sewer jetted this service call. After a camera scope, I was given choices about what needed to be done. There was no sales pressure, no doom scenarios, etc. if I didn't do such-and such. Because the staff had finished sooner than expected, the original quote given to me was reduced to reflect that time difference. I had already made out the check for the original quote but was told that price was less because of reduced service time. Wow! No way I would not call BO for any plumbing services. Great outfit.

Truly enjoyed having these guys out here to take care of a water heater replacement. Wyatt and Zack made an awesome team and did the job fast and did it right.

Full transparency, there was an issue with the tank itself (faulty tank) and they immediately came back out to swap parts where needed. All together these guys were amazing!

The staff from Bob Oates did a great job with sewer line re-lining and replacement of some very old basement plumbing fixture. The crews were on time, pleasant, timely with the work and performed all cleanup. Very happy with the outcome.

This was a difficult job because a backhoe could not be used. My heroes, Philip and Dennis, had to dig down to our sewer by hand through incredibly dry, dense soil. What hard workers! I really appreciate how professional everyone was and how quickly the job was done. Communication was excellent.

Working in property management I deal with a lot of vendors and this company is by far the easiest to work with and most competent. Two plumbers in particular, Wyatt and Talon are extremely good at what they do and always give the best advice and perform superior work, I always enjoy seeing them come because I know the work will be done right. Bob Oates crew was awesome! They came to do an assessment but quickly identify the cause of the leak where we could see some damage in the ceiling of the first floor. They were able to address and get things repaired, so we thought, during that first visit and at a reasonable price - the leak we had was VERY slow and took a couple of days for us to see it was still there, they came back again did an exceptionally thorough job and finally fixed the leak without additional fees. I will be saving their info for if/when we need a plumber. Highly recommend.

They were able to come over the same day I called, was given time period from 3 to 5 and they show up 5 min before 3, problem was fixed quickly and efficiently and I paid $55. Will definitely use again.

A month later we got another plumbing problem, invited Bob Oates and they did it again - next day appointment, zero attempts to sell expensive replacement when repair is sufficient, $50 charge for everything when others wanted 150 just to show up. Unusually good experience. Highly recommend..

TJ and Henry arrived before the scheduled appointment time which was much appreciated. TJ listened to our concerns about the drain blockage in our laundry room. Henry assisted TJ with running the cable machine through the drain from our toilet and they were able to clear the blockage. After placing toilet back in its original position, they helped clean up the mess that had accumulated on the laundry room floor and in the shower stall from the sewage that had backed up through the drains. TJ and Henry were very professional during the service call. We felt that the final cost of the work that was done was fair. We appreciate the work that they did to clear up the blockage and felt that they did a great job explaining what they were doing and what might have caused the problem in the drains. We would highly recommend Bill Oates Plumbing to any of our friends who may need plumbing work in the future. Great job, TJ and Henry!

Throughout the sewer pipe project, Casey and team were great to work with and explained the process as they went.

Definitely have to give a shout out to Bob Oates! We have called them several times for issues with our main line drain being clogged due to roots and they have always done a great job. Our most recent issue was last week, and we had our main line inspected and then hydro-jetted. TJ was super professional, friendly, and awesome and explained everything really well to me and my husband. He got the line cleared out and looking great. We also had Bobby come the next day to do an evaluation on possibly resealing our pipes and he provided a lot of great information and was very professional as well. Overall we are really happy with Bob Oates and have found all of the technicians to be very trust-worthy and honest. We will definitely continue to call them for any future issues!

This company went above and beyond for us! We had our kitchen cabinets installed the day before so I was calling around scheduling a plumber to install a sink, faucet, and dishwasher. They came right away but I didn’t have the faucet yet so they ran to the store and got me the exact one I wanted and installed it right away! They were friendly, charming and fast. Really cannot recommend them enough!!

I added an additional bathroom to my home. Bob Oates provided excellent service and installation of the necessary pipes and drainage to meet City of Seattle inspection requirements. My service rep, Jeo, was always on time & in communication. I highly recommend Bob Oates for all household plumber needs.

We used the Bob Oates team to replace an old section of sewer line and install a new liner out to the city main. The team was timely, professional, and really easy to work with. We worked directly with Casey as our project manager, and he was fantastic and super easy to work with! Would highly recommend for anyone needing to do sewer repair work.

Corey's team at Bob Oates is very good. They did not waste time at all changing all of our old shut-off water valves in our 24 unit, 25 yr old bldg. They had scheduled my unit to be started in the afternoon, but called around 10 AM to see if they could come earlier because they were just finishing with another unit. Since they shut the water off to the whole bldg at 9 AM, I thought that if they started on mine early they could finish early to turn the water back on. That's exactly what happened. They didn't take a lunch break and finished around 2:30 and had turned the water back on by 3 PM as promised. All went according to schedule and no problems occurred with the work that they did. Only thing that they forgot to do was to turn the water heater back on. I had showered the next day with some tepid water, but I turned the power back to the water heater and all was fine in a few hrs. I want to thank Corey and his assistant for the fine job they did. I hope you enjoyed listening to the blues I had going on YouTube while you were working too.

Jeremy arrived promptly for my service call and quickly and efficiently diagnosed the clog in my sewer line. Working in a tight space where my trap was located, Jeremy carefully set up his equipment and cleared the clog. Jeremy also scoped about 50 ft into my sewer line to make sure there were no other obstructions. Clean up was great and Jeremy took precaution with protecting my carpet and tile with rubber mats and clean towels. Thanks again for a pleasant experience.

Jeremy and Douglas from Bob Oates Sewer & Rooter saved the day for me! Had a piece of jewelry (don't ask) go down the drain and needed to be recovered.. Jeremy and team where onsite when they said they would be and where able to save the day by retrieving the ring from the p-trap.

We used Bob Oates a couple of years ago when we had a link in our drain line. Their technicians talked us through the repairs and ultimately, we used the opportunity to replace our old cast iron drain line galvanized supply lines. Their price was several thousand under the two other quotes we received. They worked quickly and we have been so happy w/ the work. Just this past week, our basement flooded and they responded within an hour to scope the line, talked to us about solutions, and scheduled someone to come out and provide that estimate. We have had great experiences with them and will continue to use them in the future.

Don’t do it! We hired Bob Oakes to scope the sewer line and identify the problem. The Bob Oakes plumber told us his camera could not work as there was standing water - so why were we paying for a scoping? When he used his sensor to locate the blockage, he determined it was beside the south wall of our building and told us that it was likely we would have to break through the foundation to fix it. He wanted us to get a bid to tear up our foundation based on his diagnosis albeit he said we might have other options. After hiring Zoom drain plumbing they diagnosed the problem AND cleared the drain of roots AND identified the location of the cracked pipe which we ourselves dug up and fixed. Guess what. The actual location of the pipe was 30 feet from where the Bob Oakes guy said. No where near the south wall AND not inside the building. Totally wrong. No value. Total rip off.

Update for 2023 in response to reply: evidence of not telling the truth. Really, a reprehensible reply that demonstrates that this business is not in its customers and does not make the connection between reputation and providing value or making customers happy.

We called Bob Oats because we had a leak that we believed was under the floorboards and in the crawlspace. It turned out that the leak was in the wall and was draining below the house.

The technician was polite and professional. He located the leak. Repaired the problem, clean the area and took away the debris.

Aside from the circumstances, the experience was good. We would and will call Bob's for future plumbing needs. Hopefully, planned work.

Great experience working with this team! Denero was fantastic to work with and Doug was a Huguenot assistance. Geo also helped fix an issue with a shut off valve and was very professional and responsive. Would strongly recommend Bob Oates and any of these folks above!

Timothy was fantastic. We were able to get a appointment the next morning, were alerted 30 minutes before arrival and Timothy showed up right on time. He was friendly, informative and competent. Price was good. We will use this company for future work.

Bob Oates was able to send a technician on the same day I telephoned,
and he arrived on time. He was professional and friendly, fixed the clogged drain in short order, and provided helpful advice on related plumbing issues. I'm sorry I don't recall his name, but he came at about 11:00 AM (as scheduled) on Monday, Oct. 18 to 4404 2nd Ave. NW.

A second toilet clog occurred in February, 2022. Again, Bob Oates was able to send a technician (two of them this time) on the same day that I telephoned. They arrived on time, and unclogged the toilet quickly and expertly.

Our family has used Bob Oates for our plumbing needs for about 6 years. We used to live in a 110 year house that always had some drama. Our new home is much younger but some of the remodeling work was not the best so issues arise from time to time. Bob Oates has a friendly staff, rates are good and we have no complaints. I highly recommend them!

I have found my new favorite plumbing company! My kitchen sink got clogged so I tried the plunger, drain cleaners, and even got my own drain snake...nothing. The clog was too deep in the pipes. I called Bob Oates late Friday and they they had someone out by 9am the next day. Their names were Henry and Dino. They were very polite and professional. They set up their machine and had my drain cleared in under 5 minutes. I have water again!!! They even tried to put everything back under my sink. In my past experiences with other companies the workers are willing to leave a mess for you to clean, not these guys. They also wore footies and a mask before entering. I was so surprised how quick and efficient they were. I will 100% use this company again and refer them to my family and friends. Thank you Bob Oates Sewer and Rooter!

This company is absolutely fantastic! We had two other companies come in to try to fix the pipe for my bathtub. One of the other companies completely destroyed the pipe. We were six months without the bathtub. These guys had it done in just a few days. They are fabulous

We had Bob Oates come out to clear a blocked sewer line. They were courteous and got the job done. What we really appreciated is that after we had already paid, the technician realized that a note on our account indicated we were to get a discount because of a scheduling mistake. We hadn’t even been told that we would be given a discount, but the technician notified the office and they in turn contacted us to tell us they would send a new invoice for the reduced amount and would stop the original payment. We appreciated their effort to make things right when they could have accepted the original payment without saying anything.

Casey and his team were personable and professional. They kept my property clean, communicated well, and provided quality service at a good price. I hope I don't need them again, but when I do I'll be calling.

We have used Bob Oates twice now, once for a hot water heater problem and now for a garbage disposal repair/installation. The dispatchers are friendly and helpful and the technicians are wonderful! Casey Yates did a great job as project manager on repairing our sewer. It was a challenging job that required chipping out a trench in our concrete basement floor and deep trench next to the house. The crew did excellent, professional work on time, without hassles, or change orders. Abdi was an excellent foreman directing the crew and doing the work. I highly recommend.

I found Bob Oates to be a very professional company. All crews were hard working and always on time. Casey Yates did an excellent job as lead technician. He was always very informative and thorough.

I called because of a unfixable toilet clog and was given an appointment the same day. A technician named TJ came to our house, quickly diagnosed the problem, and helped me determine how to solve it. He was very knowledgable and went above and beyond to help me. The charges were fair and reasonable--very transparent. Excellent company based on this experience.

We have found them to be an honest and trustworthy company that we can rely on for various plumbing problems related to our 1909 house. The plumbers that have come to our house since 2016 have proven themselves to be friendly, knowledgeable and professional, and we appreciate that the estimates given us are reasonable and fair. We do not feel as though we are being taken advantage of like some other plumbing companies who seem more interested in making the most money than offering service and advice for a fair price. We plan to use Bob Oates Sewer and Rooter Company for our future plumbing needs and highly recommend them to those who treasure old fashioned service.

These guys installed our garbage disposal three years ago, and that service was solid. However, when it stopped working today, I called them and they were able to get a guy out here in 45 minutes to fix it! He knew what he was doing, fixed the problem quickly, gave me some good tips for the future, and didn't charge anything! Liked them before but really like them now. Will DEFINITELY use in the future!

Just a clogged drain but it was deep in the wall and we have older, delicate pipes. Service was great, they were able to get someone out next day (which given a clogged pipe is hardly an emergency was impressive). Guy who showed up was right on time, friendly and professional, including taking appropriate precautions given the pandemic.

Definitely would use them again and would recommend them to anyone else.

The 2 guys were very polite and professional. they pulled the toilet and put a camera in the sewer to see why I had a clog. They showed me the inside of the pipe and the likely cause, which fortunetly did not need extensive repair. They were very clean and tidy given the type of business that needed done. Their office kept me informed of their arrival so scheduling was a breeze. I recieved a copy of the video emailed to me for my records. I will definetly call them first whenever I need plumbing work, both water and sewer services.

NEVER hire this company! Sloppy work, rude staff, and NOT on time. I have never written a negative review online, but they deserve my very first.

Setting: Our neighbor's residence needed sewer work. The hole for the project was made on the street in front of our residence. We are on a heavily trafficked street.

1. Poor communication - When every car made a banging sound throughout our house and buses created small earthquakes that shook dishes, expanded cracks, and knocked items off shelves, we tried to find who was in charge of the project. There was no clear information available and we had to go through multiple avenues, taking weeks, to find out who they were.

2. Does not keep to timeline - When we asked about timelines/updates, things always happened weeks to months after what they said. This project took them six months to complete. I would defer to an expert, but my understanding is that a leaking pipe does not take six months to fix.

3. Sloppy work (see attached imaged)- We consulted another construction company about the shaking of our house. They informed us that Bob Oates had done a poor job at installing the steal plate. The bump they created around the plate launched vehicles into the air to land on the plate. The impact resulted in loud noises and the house shaking. Bob Oates did not do anything when contacted and asked to fix this. There was loose asphalt that also got into the underbellies of cars.

4. Parking - We have street parking, and they parked equipment on the street in front of our home for months WITHOUT a sign (and therefore, I assume without a permit) to do so.

5. Safety concern - Because there was a large bump, cars swerved into the bike lane or across the centerline to avoid the plate. We almost witness multiple crashes. There was no signage to slow down. We made Bob Oates aware of the safety concern, and no action was taken. There was one sign up about a steal plate up the road mixed in among signs of another construction site. Even living here, I did not notice the steal plate sign for months.

6. Quality of life - Imagine hearing a bang or having your house shake every minute of the day for months. You think I'm kidding, but I am not. We live on a main road. When working night shifts it was IMPOSSIBLE to sleep during the day with all the city buses and trucks.

7. Rude staff - When addressed in person, the staff was rude and condescending. One went as far as mocking me for saying that our house is shaking by spouting, sure, everyone says their frames shake.

I hope you are convinced NOT to use this company.

They cleared my drain and provided a video scope of the full sewer system for my realtor. Very professional and a pleasure to do business with. I will recommend them highly.

Referred to BOSR by Angie's List with a coupon for work. Less than 3 hours after I requested a referral, I had a phone call scheduling the visit. The scheduling was pain free, and they even called saying they could be early if I wanted the day of the appointment. The tech who came to our house was professional, courteous, and helpful...and cleared the rather large hair-wad that had partially blocked one of our drains.

The price was decent, the work was excellent, and the service was top notch. Highly recommended.

I've used Bob Oats for years and for three properties I own in Seattle. Always professional, great to work with, and fair and transparent prices. They are definitely my go-to for anything plumbing related.

Efficient and knowledgeable for the task at hand but very expensive and not well rounded. They replaced our garbage disposal for $400 which took about an hour and then said we would need to have someone else clear our drain. I suppose I should expect the same for most other companies but it was definitely not any wow service for me.

Absolutely hopeless! Cannot be trusted to honor appointment. Through great expense we rearranged our schedule and employed staff to wait for their arrival and at the last minute they canceled leaving us out of pocket.
I suspect they bumped our week in advance booking for a higher paying job.

I have used Bob Oates before,and was very pleased. This time I am pleased ,but it took me more attempts than necessary to persuade the technician that my faucet was dripping from being broken not from ‘residual ‘ water. I should not have had to insist that I still had a problem after they left .they did come back right away ,but I still had to almost argue that the problem hadn’t been fixed (faulty product) the technicians’this time were as likable as can be however,as was a different tech five years ago.

Bob Oates responded to my phone call and had techs on site the following day. We had a broken sewer pipe which they found and repaired instantly so we could get back on line while we evaluated our options for full and permanent repairs. We decided to make some changes to our interior plumbing as well as have our exterior drain lined. Anthony ran the job on the exterior while TJ was our interior plumber. They are two separate crews but they communicated with each other constantly. Both kept me informed on status each day until the job was done.

We have used them several times, most recently for the replacement of our entire sewer line. They made this a fairly easy and painless process. Granted, these types of projects are painful on the pocketbook. Bob Oates has comparable prices and excellent service. Andrew was assigned as our project manager. He was professional and communicated throughout. We highly recommend this company

Professional - they get down to business straight away, wear masks, & take off their shoes without being asked; knowledgeable - they've been able to diagnose the problem quickly, and always take the time to answer my novice homeowner questions; they call ahead to say they're on their way (or they're running late - hey, it happens, and I appreciate the transparency), and perhaps the greatest endorsement of all - we have a new baby in the house, and each time they've been over, somehow the baby has managed to be sleeping lol. When I tell them that the baby is sleeping, they actually tiptoe around the house, whisper to me and to each other (when there are two repair technicians), and are actually as quiet as I believe they can be when fixing pipes in the wall and floor. Fantastic company who we have used multiple times - highly recommend!

Both the people I spoke to to schedule our appointment as well as the guys who showed up to try and fix our flooded dishwasher (ended up being an issue that needed to be resolved with the manufacturer) were so helpful and kind, plus they were super communicative about when they would be arriving. None of that sometime between 12 and 6 business! Would certainly go with Bob Oates again.

The estimate was very fair and it was thorough—no need to work out details later and I had a very clear vision of what to expect from them. David and Christian were on time and professional. They treated my husband and I and our home with respect and when they ran into some troubles they never complained, working well past 5:00pm on a Saturday to get it right. Fantastic Service. We had a problem that was starting to flood our basement. Within an hour of calling Bob Oates they had one of their team on site, the problem was identified and within a short space of time resolved. An ugly start to our day was quickly turned around and they could not have been more helpful. I loved the professionalism displayed by Trevor, the technician who worked with us and would recommend Bob Oates to to anyone.

This company sent a repairman to my residence in Madison Park on 7/30/21. He did not bring the parts needed to fix the repair but ended up charging almost $400 which I paid in cash.

He then promised to invoice and send me a receipt. Neither happened. The office has not returned my call and obviously this is an intentional scam.

Stay away from this plumbing company under all circumstances. I am demanding my payment retuned in full.

Truly great full! The dispatcher was polite, sympathetic & offered me two different times to come out that very day since I had a plumbing emergency. They called when they were 40 minutes away & showed up right on time! I do like that they sent two plumbers for the job. They wore booties over their shoes & we're very respectful to both me & my home + they cleaned up afterwards. They were fast & efficient, letting me go on with my day & not tied up all day with my plumbing problem. Two two plumbers were very knowledgeable and explained everything to me in an understandable way. The price was very fair. Over all, I am very satisfied & great full with BOB OATES PLUMBING! HIGHLY RECOMMENDED!!!! I hope that I never have to call them again, but I would if needed.

Came by at the end of the day to help us problem solve an issue with out hot water. Sadly for us it was a broken pipe, but the water heater is working fine! Once again, super nice and very helpful. Bob Oates is our go to now!

Had a great experience with Bob Oates. Casey and TJ (who were both awesome!) came out to check on a clog that was backing up two tubs in our old building. Because it is an old building with condos that share plumbing, the usual route of snaking the drain was not an option. They were great about communicating the issue and coming up with a solution. Due to the building being old, we did run into a few bumps in the process, but they rolled with the punches and went above and beyond. I really appreciate the work that they did and how helpful they were. I highly recommend Bob Oates, and especially Casey and TJ!

TJ was the man! He came in and was great with our dog and son. After an introduction and brief assessment he got right to work unplugging our kitchen. Using a cable, he skillfully navigated his way around a 90 degree corner in our maze of plumbing (building built in the 60s). A wrong turn at the junction would have meant risk of damage to an adjacent unit’s plumbing.

Under heavy pressure and a dog licking him incessantly, TJ successfully cleared a massive grease plug and created a clear path for water to drain. We can do our dishes in the kitchen now!!

A few days ago after all the strong rain about a week ago, TJ from Bob Oates Plumbing arrived to camera our storm drain piping. He and another technician came out last year about the same time to inspect our lines and ended up jetting them for a mud blockage. We live in a high water table area at the bottom of a steep Environmentally Critical lot (with strong underground springs) that was recently completely stripped of vegetation by the new property owner, so we wanted to make sure our lines had not gotten silted in by run off or blocked by mud again as happened in 2019.

When TJ arrived, we were grateful that we had requested a camera because just before he showed up, our new 2 1/2 storm drain plugs/caps had just arrived by mail and while installing them, my husband accidentally dropped one into the drain line, and it was inaccessible for retrieval! TJ to the rescue with a CREATIVE use for the camera: he was able to use the camera to not only inspect our lines, but he was able to push the fallen plug all the way through the entire length of drain line to our exterior stormdrain catch basin. TJ saved the day. PLUS, he was friendly, professional, good natured and easy to communicate with. He deserves a management position!

Bobby was quick to provide quotes and clarity on what work needed to be done as well as pricing. His pricing was below the 2 other competitors and had a more specific range to it (see more below on range). He continued to update me on the progress and discoveries (that were previously discussed and quoted) during the execution. Crews were cordial, respectful of our place and garden, and left their inside workspace cleaner then they found it. Project stayed below the previously quoted range (range based on aforementioned potential discoveries). Bobby did not up sell the scope where he could’ve, instead explained clearly why he does not advice customers on a potential back flow preventor I asked about.
I hope to not have to hire them again, but certainly will if the need arises.

TJ arrived on time and was very knowledgeable and friendly. He took the time to show me the video of our sewer pipe and explain what was happening. He wore his mask the full time and was tidy and professional.

The technician arrived on time and explained what he needed to do and what it would cost. He was efficient and courteous while performing his work and did a nice job cleaning up after completing a messy job

I don't want to get into a lengthy synopsis but the bottom line of what happened is that the owner didn't talk to us after the worker called him to tell him he was having trouble moving the blockage. He basically told the worker to just stop - that he tried enough and that we would need to access the line from outside. We told the worker we would like to talk to his boss but he never called us back. Our h/w floor and stairs were also damaged in multiple places because he didn't put down any floor protection or even warn us that he was bringing in some really heavy equipment that was difficult to manage. In addition, he didn't clean up the bathroom afterwards and there was brown splatter all over the floor,, towels and wall. Very disappointed and would never use them again. We paid over $750 for no fix and damaged floors/stairs.

We had worked with Dinero before and he always does a professional job.

The plumber from Bob Oates, Henry, was very good to work with. He answered my questions, helped me find an additional way of preventing further water problems from our main drain, and he gave me hope that our nightmare with our mail sewer drain's intermittent back-up may be ended. Overall a very positive experience,

The Bob Oates guy spent a half hour checking out the problem and concluded it needed a $2K+ replacement. That's a lot so I got a second opinion. In less than two minutes, the other guy proved that diagnoses wrong...over the phone. 45 minutes of work and a cheap part later and it was fixed for $200ish. I don't know if Bob Oates was intentionally dishonest or just incompetent but consider getting a second opinion yourself.

Update: I received a follow up call after a couple of weeks and they were very apologetic. It seems that the technician may have been newer to the company and should have given additional options in the estimate (which they admitted was high) and should have performed the simple test up front (which they obviously did not). They offered to put a credit on my account which I appreciate. So my experience may not be indicative of the company as a whole.

We were very impressed with Bob Oates plumbing for their responsiveness, comma promptoness, and fair price. Also, they communicated with us very well throughout the entire process.

Bob Oates is the only plumber we will use. We have used other companies. The heater was a beast to remove — needed to be sawed to remove. Ryan and Henry were simply fantastic.

I called at 10am about a clogged sink drain I had tried to snake myself with no luck. Denero showed up at 12pm, right at beginning of 2 hour window, was knowledgeable, professional and friendly. Fixed the problem immediately and provided good advice how I could prevent the same problem going forward. Locally owned also. Would use again for sure!

I am more than satisfied. Timothy B worked for over 2 hours to clean my sewer line. Sweat was pouring from his forehead and he did not stop to take a break. I felt so bad for to have to work so hard. He is young and a hard worker. He has a great work ethic. I could not figure out why it was so clogged since I am so careful what goes down my drain. When he asked me if I used disposable wipes I remembered that I saw my daughter using them. I put a stop on that but I guess the damage had already been done. No wonder I had a slow drain since she moved. Thank you again Timothy...Moral of the story...don't put disposable wipes down the toilet.

We had a clogged sewer line, and the tech was very professional. He pointed out a longer-term issue that could impact us and will need to eventually be addressed, but the unclogging stopped our immediate issue right away! We'd definitely use them again!

This is the second time that Bob Oates Plumbing has helped us. Different service men for each visit both professionals across the board. This last time Jeovany cleared out several root pockets within our drain pipes. Nobody wants to call a plumber, these guys are pretty good.

Local company who's been around the Puget Sound for a long time. Saw their trucks all over the city and when I had a problem decided to call. Found out I had a busted sewer line and was given a fair and reasonable estimate. After a couple of more estimates I decided to give Bob Oates a try and boy am I glad that I did. Excellent customer service and the plumber was very friendly and did a wonderful job. The work was replacing the whole house water filter in the crawlspace. Cost was very reasonable.

TJ and Casey were efficient, on time and professional. They solved the problem of a defective vent quickly and replaced it. Office staff were helpful when I had to reschedule appt due to a work conflict, very easy to work with, will definitely use company again for plumbing needs.

Interacted with a few different folks (plumber, sewer main snaking person, and camera inspection person). All of them were courteous and knowledgeable, and they ended up showing me I needed a lot smaller repair than I expected. If you have very old cast iron drain pipes like me, I highly recommend you soak the threads on the clean out in PB Blaster like I did before the appointment, so they can avoid cutting out any old stuck brass plugs.

About 4 days ago I noticed a lot of house flies, for the life of me I couldent figure our where they were coming from. I bleached everything and threw away anything suspect. Finally i fount my kitchen sink was leakng to the downstairs and thought the wet smell was attracting them. I hate thd Idea of paying someone what I think I can do. So I cut open my walls and wallah...a leak. I shut off my water and asked for referals just to see how much it would be. My mother refered me to Bob Oates. Next day Jeovany showed up and found the exact point of the leak in 2 min. He was friendly but most importantly worked fast as the cost was per hour. He did not drag it out. He completed the fix within 1 hour and the cost to me for parts and everything was 330. He and im so guessing the company must have integrity if his main mission was to get the job done and not milk it. I have bills and kids to feed if they would of been too expensive I would of done the work myself although it would of took me 2 days and maybe time off work. He had the tools and good work ethic. I envisioned someone coming in and over charging and me feeling ripped off never using them again. This was not that this was a fair deal. So I will be calling them again and refering them to others.

First let me start by saying that the ladies that answer the phone at this company are some of the nicest people I've spoken to in a long time. I was in a bit of a panic you see and I needed my sewer pipe lined ASAP. It seems Bob Oates has a brand called Nu Flow that according to the salesman Andrew is a different design than other pipe liners. Turns out I only needed 3 feet of pipe lining which was way cheaper than the other companies who had 20 foot minimums. The guys dug a small hole cleared the pipe lined it came back the next day put everything back together buried the hole and we're on their way. I would definitely use this company again in a heartbeat. Thank you Bob Oates

The person that came to my house was wonderful. They showed up right on time, they were efficient, and they answered all my questions without making me feel like an idiot.

TL;DR *No call/no show*

My husband and I made an appointment in advance and received a 2-hour wait window. We both were at home awaiting the plumber's arrival but they were a no show and never called to indicate any delays, etc. After I called to complain/follow up after our window had passed, the admin person didn't have much explanation. After waiting at home and my husband having to miss work, we are now taking our business elsewhere to Fischer Plumbing.

We have hired Bob Oates several times over the years for big projects and small. We've always been happy with their work. And, they are excellent communicators!

What a great company! I actually chose them on Angie's list for a special they were running on sewer relining- they came in gave me a good price and completed the work in a timely manner. Due to the amount of digging they had to do, a rock wall had to be dismantled which they did very carefully and actually reassembled it perfectly! My tulips and flowers all reappeared this spring!
The end result was, however, a few scrapes and gouges on my newly resealed driveway. I showed the minimal damage to the owner Bob and he and his crew returned once the weather permitted and happily resealed my driveway back to the condition it was when the job began. I highly recommend them, and plan to hire them again for additional work.

Honest and reliable — and experts in their craft. Not what you’d expect from a plumbing company but these guys care about it and it starts from the top. Bob is a man of high integrity, oh yeah and he’s full of personality. A real class act. I would highly recommend bob Oates plumbing.

Great communication and responsiveness from Casey and his team. A sewer repair is never exciting, but we were taken care of very well during our issue.

Far and away the worst experience I've had with a plumbing company in 10+ years of property management.

Tenant called them the day after Thanksgiving - she was told $550+ tax to fix a sewer backing up. This included their $100 emergency fee (later they tell me it's actually a Holiday fee since they don't work on the day after thanksgiving?!) Ok, fine. She paid - they didn't fix the problem. But she did pay them.

Instead they said we had a break in the pipe 7' underground and they want another $7k to fix it since there's so much digging. So I called Action Jackson for a second opinion. They charged $125 for the service call and under $3k to fix it. Why so much cheaper? Bob Oates Plumbing lied about the depth of the break so they could charge more!

I called Andrew after I'd learned my tenant had paid them. He admitted that they had over charged her $100. I told him he needed to give her check back and he said he would. I told him then they could bill me.

On Monday John P from Bob Oates emailed my tenant telling her he wouldn't be giving her check back as promised. I called. Talked to him and to Reya and BOTH of them promised to send the check back and said they'd email to confirm.

John P also said they had over-charged by $100 and that his equipment must have been off to account for the difference in depth of the break. This is total BS. They were 100% trying to gouge me since I was not on-site the day of, and honestly, I'm sure a large part of it is because I'm a woman. So is my tenant. John spent a long time man-splaining to me how no plumbing companies in Seattle come out for a $125 service call fee (but WAIT! Action Jackson did! So why is this dude telling me my experience is wrong?) and then he tried to convince me that Action Jackson was trying to gouge me. I told him that we weren't dealing with how other companies do business, we were dealing with how he does business and that I'm the one he needs to deal with right now. He apparently doesn't like mouthy women since he hung up.

Then he sent an email later in the day to say I will hold the check that your tenant gave to us and not deposit it until we receive your check in the mail. NOT THE EMAIL HE PROMISED. So now he's 1) over-charged us, 2) exaggerated the depth of the problem to inflate a bid for repairs 3) repeatedly stated he would return the check and then gone back on his promise -- in other words, lied. There's absolutely NO WAY I'm sending him another check for $500 to give him TWO checks that total over $1100 combined that he can just decide he's going to cash? It' completely absurd.

Bottom line: This place will over-charge you, lie to you, verbally abuse you, and then you'll stay up late writing reviews for them. Definitely not worth the hassle.

Who should you call instead? I really liked Action Jackson. They were very nice, respectful, prompt and did good work at a reasonable price. I'll write them glowing reviews tomorrow!

TJ literally saved the day. My kitchen sink was super annoying and very clogged. He kept at it and got us back on track! I was beginning to worry when my husband couldn’t fix it because he usually can fix anything. I Would definitely use this company again & I never write reviews.

I had a clogged down spout drain next to my garage (easy access). I told the dispatcher that this was an outside drain and not a $250 job. She said the plummer wound give me a quote when he arrived. I also told them I lived down a steep driveway so don't send a big truck. When the guy got to the house he refused to drive down the driveway. He said the job was $250 which is some kind of standard charge for a clogged drain.frustrated at this point i just said go ahead. Big mistake. He couldn't fix the problem. He needed other equipment in his truck but wouldn't drive down the driveway. He then told me he would need another person to help him, another $300. I told him to forget it. When the accountant called me the next day over a 10 cent error on the check I complained about the whole situation. The Manager on his own initiative called me. He said I got charged the wrong price and he would check with the plumber and call me back the next day. No call. I finally called him back several times after the rain started and drain backed up again. Still no call back. If you don't like getting ripped off do not use this guys.

TJ was knowledgeable and helpful in solving my clogged sewer. He was courteous and friendly through the entire process. Would not hesitate to use this company again.

Casey and TJ came by to hyrojet my drain. They both worked extra hard trying different techniques and tools to fix the stoppage. However the drain was too tight to allow in the tools they needed to properly clear the stoppage. In the end, they only charged me for an hour of their time. Very reasonable. Very professional. Will certainly call them in the future. Thank you for the good effort guys!

We call Bob Oates every few years to scope our outside sewer lines, clear out roots, etc. Their team members are responsive, reliable, pleasant, patient, and thorough. We really appreciate them.

After making an appointment a week before hand, and given a 2 hour window to wait for plumber, the time came and went, and no one called to say they weren't coming. I called and was told that the plumber was not close to finishing his first job, so the estimated arrival time was unknown. I understand that jobs can take longer than expected, but what I didn't appreciate was not getting any sort of update or phone call ahead of time. If they know they are going to be late, do they expect their clients to just sit around all day and wait for them? Unacceptable, especially when people have jobs. A single phone call 1/2 into my window would have been the least they could do. I will not be using them again. have to go to work now. Can't wait 2 more hours. Boo

We had a clogged toilet, a reoccurring problem over the last year. Based on TJ’s diagnosis it appeared the age of the toilet (smaller openings, and old tank) it made sense to replace it. We are so happy with the great work and efficiency TJ provided on this installation. Works great!

I can't say enough positive things about these guys.. honest, dependable, talented people with lots of integrity. They removed and replace a section of sewer line that had settled and developed a low point. I also had them install a new main line sewer clean-out on the outside of our foundation wall. Their prices are fair and reasonable. This is team of awesome people.

Bob Oats's team was at my Renton home 10 years ago to clear a clog and they did a camera inspection of the sewer line and said that the sewer line had collapsed and needed immediate replacement for about $3,000. They pinpointed the exact spot and my brother-in-law and I spent the whole day digging down to it only to find a perfectly intact line. We dug more and more with no problems found. Then last week we had a full camera inspection done by a different company and it was in excellent shape. This is 10 years later and no work had ever been done. No collapse and no work needed.

Bob Oates has been a great sponsor of Queen Anne Little League for many years. As a baseball dad, I felt compelled to contact them when we discovered our sewer mainline was backing up in our downstairs bathroom. TJ, one of the Bob Oates’ technicians, timely arrived and was extremely courteous, professional and patient as he worked out the cause of the issue coming from root intrusion near the main sewer line. We'd a request to help reseal our two sinks in the bathroom and reconnect the bathroom faucets and help install a new faucet in the kitchen and reconnect the garbage disposal.

On 24th Feb the plumber came by and reconnected faucets for one bathroom and applied caulk to the two bathroom sinks. On taking a look at the kitchen faucets I was informed that the piping bracket is of a special kind and the faucet won't reconnect without the need for replacement of the piping under the sink and he would need to research the right way to deal with this. I was billed for an hour, with payment due the next time the kitchen was completed. Before the plumber left I explicitly asked, if he has everything (in parts) that he needs to complete the project on the next visit.

He came again today on Feb 27th and notified me of an alternate way of installing the faucets with existing pipes / brackets by using a specific kind of MIP connector. He gave me the size specification for that particular part and gave me two choices:
1) I can go get the part and he can do the faucet installation the easy way.
2) Charge 350$ for the installation that requires replacing the pipes/brackets with ones that match the faucet better.

I called a few hardware stores nearby and had the plumber speak with them to identify the exact part. The plumber informed me that he's 'almost finished' and waiting upon me to get the part. We were also missing insinkerator quick lock sink mount for installation of the garbage disposal. The first shop I drove to buy the MIP, helped me locate a second shop from which I was able to get the 'quick lock'.

After about 30 mins of driving around, I handed over the parts to the plumber and then was told we needed two of the MIP connectors for both, hot and cold water lines! I then dashed out again to the same store to buy the same part.

After everything was said and done, the job itself was done satisfactorily. I was billed for 3 hours. This seems excessive to me as I was out driving for almost an hour myself while the plumber waited. We clearly spoke on the first visit about any parts that might be needed. I honestly believe the work should not be billed for more than an hour and a half and customer shouldn't be running around fetching parts on a second visit, especially after the plumber is promising to return back with a 'researched' solution.

I'm taking this time to write a detailed feedback in the hopes that other customers are not burdened by unreasonable charges and unnecessary work done by customers.

Denero, the plumber, was very professional and took the time to explain things and give advice.

Used Bob Oates Sewer and Rooter to evaluate my sewer line and replace one toilet. TJ was professional, prompt and respectful in terms of current infection control needs in our community. I'll definitely use them again.

I used Bob Oates to clear a clog at a rental. Not only did they not go far enough with their snake, but I had to call a competitor who snaked farther and got the rootball. If I hadn’t used them I’d be up about 500 dollars. Waste of time, upset renter on two back-ups. Great phone service when I initially called though, but when I called the manager JPeterson never called me back. He could have just called, the money wasn’t as important as service.

Corey was on time and professional. He did a fast and thorough job. He explained the charges well and was ready to do the work.

Casey & TJ with Bob Oates Sewer & Rooter arrived when they said they would and gave honest, pragmatic advise. Shared range of options available but didn't push to sell anything we didn't need. Will definitely use them again.

We'd had the sewer drain cleared a week ago and it clogged again. Found out that we had two cleanouts (installed by Oates 3-years ago in a major sewer pipe repair) each going in opposite directions. They'd cleaned the wrong one (the one that went up hill, vs the one that headed to the street). The same nice young man came out, figured it out, and cleared it - and of course no charge.

TJ was awesome. Fixed the problem very quickly. Explained how we could fix it ourselves and also helped with a few other issues. And he’s friendly and funny. Highly recommend.

When I was in Seattle I had the distinct pleasure of working with Bob Oats and I cannot say enough about the customer service and overall experience. He was there in less than an hour and completed a big toilet and sink job before I was back home from work. I wouldn't work with anyone else in the area and wish he would expand to NYC soon!

I called Bob Oates for a side sewer project and was absolutely shocked at the estimate - over $17,000 for a 40 foot line. This was $10,000.00 more than my other bids. This was just for the line, no permits included. Beware! Yes, the other bid included permits, they replaced the whole line and they were licensed. (Don Olson Construction)

Did construction outside my building for 5 months when it was originally scheduled for 1 month. The foundation of my building shook several times a week for months as they did work throughout the day and displaced at least a hundred residents’ parking in the process. Also inconsiderate when asking questions about the expected timeline for the work

Bobby was helpful throughout the whole process in a very unique situation with my sewer line. He kept me updated and worked with the city and the neighbor's contractor to find a solution.

These guys are very friendly and quick to respond. They are professional and well priced and do what they can to limit the house getting dirty etc.
On the negative, I requested a sewer scope with them, which they did, but unfortunately it took a long time to get the video from them (On the plus they dont charge extra for the video), I realized it took them a long time since the video was corrupted and thus wasnt completely viewable. In addition a few months after the scope the sewer backed up and there were many cracks and roots found, Unfortunately they could not find this in the scope, I dont completely blame them since there was water in the line at that spot, but it should have been a good indicator something major was wrong.

They got back to me same day and were able to fix it same day. Great communication and service. I would recommend them.

Our sewer backed up and they quickly and efficiently cleared it by metal snake. We have used them in the past (our sewer has bellies, so it backed up a few years ago, too). Trevor came out and cleared my main sewer line that was clogged with tree roots. My kitchen sink line was clogged with grease and he managed to clear this line too. Lot of work with two different machines that took 3 hours but it got done!

Bob Oates had to reschedule my service on two separate occasions. Both times the reschedule happened at the end of the service window which makes things tough when you block off an entire day for them, twice.

Corrosion had choked our 80-year old galvanized piping, so we called Bob Oates and had them replace with PEX piping. It was sad to see all those bronze valves go away, but one guy with a Sawsall had the old out and the new in in a couple of days, including a visit from a directional-drilling rig and a replacement of our ancient meter by City forces as part of the operation.

Guy showed up and took 15 minutes to change the cutter head, then after a couple attempts to clear the line, ran a camera down, but couldn't see anything (surprise! the line was full of water) and said I could either call the jet machine in at $900 or possibly dig up the sewer. So I called another company, within 20 minutes they had the line cleared! No more BOB OATES

A couple years ago there was a huge storm and one of Bob Oates men was at our apartment building working on a problem when all of a sudden there was water running down through a roof vent. The water was just pouring in and ran down 3 floors. The fellow who was at our building went up on the roof in the middle of this storm found the problem and fixed it. That young man really went out of his way to help us!
