Had 2 tune-ups & some minor fixes (replaced humidifier controller, fan & radiator valve) of our home forced air furnace & rental property boiler this morning by Action Heating & Cooling. We appreciated Mike's availability with a few days notice to look at both the furnace & boiler this morning, as we specifically requested a steam boiler expert for our needs due to issues with generalists who aren't as familiar with single-pipe steam boilers. Talked with Tanya a few days ago to schedule it, and was told the $75 hourly rate for boiler work & tune-ups & the flat $129 fee for forced-air furnace tune-ups. Was charged both a flat $150 boiler tune-up fee & new $99 hourly rate (1 hour today) for the boiler tune-up that took 20 minutes & wasn't complete compared to the last tune-up with Action (just cleaned burners & raised pressuretroll this time-not recommended to increase pressure in our setup), didn't clean low-water cut-off probe or water sight glass. Verified that experts recommended against adding more water than needed, so didn't take his advice to flood the boiler with a 2 minute vs. 10 minute current low-water cut-off water refill delay due to system condensate water returning in about 5 minutes anyway. The white plastic drain-box was left off the furnace after the tune-up and we noticed about a gallon of water around it later that evening. Called the after hours number for service and didn't have a good experience with the operator-she didn't provide her name & told us we'd be billed for the trip to fix the leaking furnace. So much for the 30 day labor warranty guarantee we see on our invoice from a few hours earlier! We observed some contradictions in the advice we were given about steam boilers as well-we recommend finding another company or doing as much as possible yourself since steam boilers are a lost art these days and modern forced air furnaces can be problematic (if not put back properly) as today's drain leak shows. Update later tonight: Matt called back & stopped over to verify the leaking water was due to the drain not being clamped-we had put it back ourselves while waiting for him to arrive an hour or two so after calling. He was friendly, but also forgot something-flipping the power switch to the furnace back on when he left. We appreciated he remembered and called us about it later that evening.
