I got a call from James. He did not once try to sell me. Just wanted to genuinely help. He gave me a bunch of useful information. He, also, guided me in the right direction on how to test for water leakage under the house and repair my foundation issues in a, logical and methodical and cost effective, plan. I’m going to follow his suggestions to the T and will reach out to him for anything I need In the future.

Called to have water damage to painted surfaces near the foundation inspected. I thought there might be damage to the foundation. James immediately saw the problem was that the roof needed rain gutters to send water away from the house. Gave me some great advice which did not involve extensive foundation repairs. He didn’t want to just patch it with a band aid before addressing the source of the problem. Great service!

Several months after meeting with James the first time (see 2022 review below), I asked him to return to evaluate the changes I made in the interim based on his recommendations and inspect another area of concern in the garage. As the first time, I found James to be so helpful. I value his thoroughness, his incredible depth of knowledge of all things construction and in particular, the quality of foundation construction of our homes in the Phoenix metro area. Put simply, I trust him (and how many contractors can you say that about?!) and think everyone should consult with James on any concerns with their foundation.

Upon viewing and learning a lot from many of their YouTube instructive videos on foundation issues, I knew I had found the right company in Concrete Repairman LLC. James came out to the house and spent a generous 90 minutes touring every inch of my home’s interior and exterior. Not only did he fully explain all the current issues he was seeing and what they meant, but gave me a point by point list of what I could do to address each one. None of which had to be done immediately and even prioritized which areas to address first. He left me feeling much more knowledgeable about my own home’s condition, reassured me my house wasn’t falling apart (!) and I knew I had just met someone who was a true quality individual who exudes professionalism and courtesy. Every business should have someone like James at the helm.

James was excellent. He walked the entire house with me inside and out, looked at foundation cracks and interior and exterior wall cracks. He told me what was going on with my foundation and how to keep it from moving any further, recommended a water control plan and how to check for a potential water leak in one area.
He didn't try to sell me on any foundation repairs and didn't recommend any at this time. He's not a salesman, which I really appreciated. He didn't charge me anything for his time and significant experience and expertise.

We saw a few cracks in our drywall and wanted to make sure there wasn’t anything structural we needed to address. We first called another company we found on Google. That company told us we “caught the issue before anything major happened” but quoted six-figures for the “high-end recommendation”. TL:DR: James saved me close to $8k, identified the root cause of the problem, and we were able to save a large tree.

One of my rental units had buckling of tiles. For the past few months, we've had professionals come out and even an insurance agent. Each foundation expert gave us a different advice and we were left confused. From injecting polyurethane around the house to injection slurry at the affected site. Each recommendation costed between $4-$8k. I met with James, very professional. He took a look at the property and within 5 minutes diagnosed the problem and it wasn't even foundation related! When he told me if was humidity and vapors causing the buckling of the tiles, I kinda thought...this guy believes in voodoo magic. Well, we broke out one the tiles to look underneath and low and behold, the foundation was flat underneath and that the tiles really did pull up. So the fix? Pull out the tiles, re-grout, and set them back in place with grout that allows for expansion such as siliconized grout. Isn't that crazy?? I also speculated that a large exterior tree may have been the culprit of the ground moving. We went outside looked around and he basically said the tree is fine and does not need to be removed. I gave James a great big hug for really helping us with this situation.

Lesson learned: For something as big as a foundation issue, make sure to get several opinions.

It probably seems like James does not need YET ANOTHER five star review, but as soon as you work with him you'll understand that you can't help wanting to write a five star review. The experience in working with this company was exceptional from the very start. Within 24 hours of calling Concrete Repairman LLC and leaving a message, the admin called me back to schedule an appointment for an estimate. She was friendly, professional, and personable to speak with. James was able to come to our home within the week. My husband and I had several concerns about interior and exterior cracks and had done a pretty good job of making ourselves completely freaked out. James listened to our concerns, comprehensively assessed the home, and went out of his way to both educate and reassure us. It turns out that the issues we thought we had were not anything out of the norm. James gave us some suggestions about some regular home maintenance things we can/should do to ensure that normal, little things don't become big things (mostly involving improving drainage around the foundation). In the end, I was relieved to learn that there was nothing 'wrong' with our foundation, but I was also sad that it meant we wouldn't have the opportunity to see James more. He is smart, funny, professional, competent, and generous with his knowledge and expertise. I really appreciated not only being told that things are fine but being given information and facts that helped me to understand and believe that things are fine. I simply can't imagine any way that this experience could have been better.

The stem wall on our 25 year old home was crumbling and a wall on one side of the house had pushed out and was in danger of collapsing. We called James and he quickly came out and examined our situation. He told me that the work was guaranteed as long as I lived in the house. The crack reappeared after several years. When getting the house ready to put on the market this year (2020), I called James and he came out to the house. He remembered doing the job, and he agreed to honor his verbal guarantee, even though I did not have it in writing! He scheduled the job and his crew arrived on the day as expected. I contacted Concrete Repairman LLC because they had made some thorough structuralv foundation repairs to the house of a close friend of mine. That work was done on-time, and the house looks better than new.

James arrived at exactly the scheduled time. He spent a full hour with me, inspecting my foundation and floor, answering my questions, and giving me a detailed explanation of how my house foundation was put together by the original home builder. He then went on to make suggestions as to how I can solve certain issues at minimal cost myself, and what drainage changes I should make in order to avoid future issues.

The two Franks repaired my stem wall. The guys were courteous, friendly and professional. They kept me informed each major step of the way. Took time to explain and show the damage and what steps will be taken to repair. They also made sure I saw the repaired and waterproofed surface before restoring original landscaping. James came out to give us a quote on fixing our heaved slab and identifying the root cause. What was expected to only take a day and a half to fix ended up taking three days. Top to bottom-- one of the best experiences I've had with a contractor. Scheduling was simple and fast and James was right on time. He was courteous and wore a mask (COVID).

He spend an hour and a half (!) helping me better understand my home and the problems. I had previously watched his videos online and read the information on his website. If you think you may have an issue, I recommend educating yourself online first because the content is great and it will help you follow what James tells you on site.

Long story short: our issue was not as severe as I originally suspected. James recommended water mitigation strategies which his company does not perform-- meaning that he made no money from his visit to our home. We had previously made changes to the grade of the yard which James deemed adequate, although he advocated for us to be vigilant moving forward to ensure that it was performing as intended during rainfall.

Told me what things we could do despite it not being anything they’d be doing or making money on. I highly recommend this contractor. Several months ago, James was contacted by a bio cleanup company I was working with to assess whether contract repairs were necessary in my relative's machine shop. We tragically lost our family member when he passed away unexpectedly in the shop and the bio company had been assisting us with cleanup of the shop.

James came out to assess the concrete free of charge. He was pleasant to deal with under trying circumstances, and advised me that he was recommending concrete removal and replacement due to the circumstances. He candidly informed me that, although he could do the work, it would be cheaper to go through other contactors and gave me a couple of referrals to perform the work. He explained in detail his recommendations and the rationale for his recommendations, and took at least an hour out of his day to do so, free of charge. A couple of months later, the insurance company requested an estimate for the work and a written statement from James explaining why he recommended additional work. Despite the fact that James was not making any money off of our project, he provided the estimate and statement to the insurance company, and the insurance company accepted his recommendation.

Thereafter, I contacted James to thank him for his help, and asked if I could pay him for visiting the property or for the time he spent preparing the requested documents. However, he refused to accept any payment for his time. I wanted to write this recommendation to advise potential customers of his knowledge and skill about concrete repair, and his kindness and honesty in dealing with our family under very trying circumstances. I would highly recommend this contractor, and will hire him if we need concrete work in the future.

I booked an appointment with James to do a free quote/inspection of my floor cracks. He arrived on time and volunteered to take off his shoes when he entered the house which came as a surprise. Throughout the evaluation he was able to demonstrate his impressive experience and knowledge and gave great recommendations on how to solve the problem. In the end I wanted to have a number from him for the total cost and he said the fixes I need is not something they normally do (rain gutter, soil gradings, etc). He told me to find qualified companies to do it instead and how to select a great company. So I was like at least let me give you some tips for the entire hour you spent here? He refused that also and said he comes out to help people and I can tell he is truly passionate in what he does. This is an honest company. I called for an estimate on foundation concerns/repairs. James spent more than an hour on a plan on how to proceed with gutters, landscaping water away from the concrete, painting and repairs I could do. We used Concrete Repairman LLC to repair a vertical crack in the stem wall of our house foundation, which we had recently discovered. We called Concrete Repairman and spoke to Tiffany, who was Awesome! She scheduled an appointment for James to come out and inspect the crack. James came to our home and explained what caused the crack, which was moisture that was absorbed through the concrete and caused a piece of rebar to rust inside of it. We had no idea this could happen. James even explained what we needed to do after the repair to keep water away from our stem wall. James was Awesome to talk to and visit with when he Inspected our foundation! He treated us like family and gave great customer service! James scheduled the repair in a timely manner and a father and son team arrived to do it. Their names were Frank SR and Frank JR.

The repair was done by removing the rusted rebar and the bad concrete surrounding it. Then, after cleaning the area, a corrosion proof piece of rebar was installed where the rusted piece was removed from. A special concrete that has a very high PSI rating was then applied to rebuild the bad part of the stem wall. After the new concrete was dry, Frank SR and Frank JR even painted it with matching house paint we had! The repair looks better then it did when the house was new! These people did an Awesome Job! They are very Professional and Courteous! We Highly recommend Concrete Repairman LLC and are very pleased that such Quality Customer Service is still around today! Thank You all for A Job Well Done!

I had an excellent experience. The owner personally came to my house after I finished removing tile in my new house, because I was curius if there were any foundation issues that should be addressed. The owner spent about 45 minutes to an hour doing a thorough inspection with me, explaining everything he saw in detail. He was very knowledgable and a class act person. I highly recommend!

I usually don't trust easily everyone and I was very insecure hiring a company to do the foundation repairs to our house. It was a very big and expensive project that needed to be done properly. We were asked to pay half of the money upfront a month and a half earlier, so we can be put on the schedule and that give me some extra stress. But I decided to take the risk based on the 5 star rating for this company, the fact that they are licensed and
also that James give as an estimate based on the actual linear feet that needed to be repaired. Pricing was reasonable and warranty was longer than the other companies. So, we hired them and everything was done as promised. They did a great job and I can't be happier for taking the opportunity (I no longer call it risk ?) to give this job to them. Owner is a wonderful individual. I thought I had a post-tension foundation problem and so I asked James come evaluate my home/foundation. Extremely pleasant and knowledgeable individual. He spent over 2hrs inspecting and assessing every structural aspect of my home. In the end, I was told I did not need his services. He then told me very clearly the types of things I needed do going forward, to hopefully avoid needing his services in the future. IMO, it is very rare to find a tradesman that will actually tell you that you don't need to do any work with them. That being said, should the need for foundation work come up in the future, you can bet James will be my first call!!

James came out to my home and was able to pretty quickly identify my problem. He did a full inspection, inside and outside. He was able to identify and show me where these area are and explain each of them, why they matter and what else could stem from them. He was able to provide me with a step by step plan of what I need to do as well as giving me a referral. His solution was not to fix what was cosmetically wrong but rather identify the problem and fix the problem. Once that has been completed we can move forward with a much lower cost option (not using piers or pillars) that is just as effective. I found a small hairline crack in the foundation of my home that was for sale. I called Concrete Repairman for an estimate. They came out the next day. I have a new home which was built this year (2019) with a post tensioned slab. The ground under the slab is shrinking, so I called James after reading all the valuable information on his website. He promptly arrived at the appointed time and thoughly inspected, evaluated, and took pictures of the issues with the foundation. Had a metal garage project I intended on installing onto a slab foundation that existed on my property before I purchased it, thought I was getting a great deal with the land to get this foundation with it. Glad I called James before I put the order in for the building. He went out, inspected the slab, and in no nonsense, promptly explained why the slab was not worth my time for this building, and explained how important it is to have a good foundation for longevity of a building (common sense in hindsight, but I let the thought of saving money by using what was already there push that out of my mind). James explained, for free, mind you, for almost 45 minutes, what a better solution was, offered alternative design and location options, and although (a bit of a disappointment, I'll admit) I won't end up using that foundation, and it will cost more, I am relieved that I contacted James and got his expert opinion. If he can service your area, I urge you to contact him before starting any major concrete work, as he has a quality that is rare among people nowadays, outright honesty. He will probably not tell you what you want to hear, but he will tell you what you NEED to hear. I'm positive now that I will have a garage that will be around at least as long as I will be, and in the end, that was what I wanted. James, thank you. When I am at the point where I am ready to seal and epoxy that floor in my new garage, you better believe I'll be calling you.

James educated me on what is happening to my foundation and my slab in my home. He explained in detail why certain cracks in the slab or foundation were occuring, pointed out shearing in some corners of rooms and why it was happening. As he was educating me on what was happening by looking at the inside and outside of my house room by room - he explained WHY. The diagnosis was water getting under or around my foundation in various area and the cure is keeping the water away from these area by using gutters, grading the soil away from the foundation and stopping all irrigation near my foundation. He literally educated me and didn't try to sell me anything. Now I have work to do...gutters, landscape changes...ugh. Thanks James for educating me!! The Concrete Repairman crew came out and did a top rate repair job on the cracking concrete and rusted re-rod in our stemwall foundation. They were punctual and very professional and worked through some of the hottest weather of the summer to complete the job including sealing it with a waterproofing compound and even painted it to match the house with some paint we provided. Throughout the process they were very attentive to maintaining and cleaning up the debris as they went, and when it was over everything was perfect and completely cleaned up and looked like it was when the house was built. Their estimate was accurate and there were no extra charges even though the contract did have a clause saying that once they opened it out if the damage was worse than anticipated that they could charge for extra repair, but they stuck by the estimate. The repair took 2 days just as they said it would. Very pleased with the quality and professionalism of their work and would recommend them to anyone looking to have some foundation repair work.

James came out and - aside from telling me it not an issue, and how to protect the straps to keep it from ever becoming one - spent about half-an-hour giving me an in-depth lesson on foundation structure, health, and sever DIY preventative measures I could take to keep my home in good shape. Contractors in my area have all recommended only epoxy injections or carbon fiber reinforcement - which is obviously not addressing the root cause (rusted rebar) of the issue.
Although CRM’s content on YouTube is great, I had some questions specific to my house. I called their office hoping to ask a someone a couple questions. James himself called me back and spoke to me for over a half hour. He answered all of my questions, had some great recommendations that I’m going to pursue, and assured me I’m headed in the right direction.

I wish I could hire CRM but unfortunately not an option here in California. Rest assured though, James is an expert and the guy to talk to about your foundation repair.

Learned so much from James who helped me figure the steps to take for a stronger foundation. Didn't even want to see me for a year until I addressed infrastructure first. Wish all businesses had such high principles. Plan to have them back in a year when it's time for their final touches.

I have keystone cracks in my foundation James came over walked my home room to room including outside perimeter and educated me on the problem as well as the solution and how to prevent further slab movement.

We are very happy with the work done by Concrete Repairman. Over the years water accumulated near our foundation from rain, watering plants, or draining the swamp cooler and A/C discharge. This moisture caused the rebar within our stem wall to rust and expand resulting in long horizontal cracks and the stem wall disintegrating at two corners. To repair this requires more than a cosmetic patch job. James and his crew did a beautiful job identifying and replacing the damaged rebar, repairing the vertical concrete and insuring the structural integrity of the stem wall. The crew was punctual and informative. We were pleased with the quality of work and the guys did a great job cleaning up afterwards.

WOW! I feel like i was just on an episode of The Lone Ranger as my wife and I watched Jim and Bryan drive away into the sunset! We are renters and stood in for the landlord who is selling the home we rent(that has cracks in the foundation). Jim is incredibly knowledgeable man!! First and foremost he has PASSION. Broken down it spells PASS I ON! Jim shares his knowledge and then some; A walking encyclopedia if you will. He is into fixing the problem and not putting a band aid on it. He was incredibly thorough and knows his stuff. He was upfront about the issues, was not overbearing, and if I ever needed a concrete dude, Jim would be the person I'd call!! 6 out of 5 stars.! Had the foundation repair completed in March. Later, I noticed a small low line (depression) close to the foundation. Once I notified the company of this, they quickly responded, not only fixing the problem to perfection, but also did a little grading repair to an area that was outside their responsibility. Later it was brought to my attention that the grading problem may have existed before the foundation work was done. Their workmanship is far beyond expectation. I appreciate their quick response and willingness to do more than was asked.

James was very thorough at explaining how the problem with my foundation occurred and how to fix it.

Although I cannot speak to the company Concrete Repairman's actual work, we found James a walking encyclopedia of information concerning many home issues. Our experience was pleasant and professional.
